Hello,
I am in the process of buying a house with 3 garages. These are not prefab garages but solid concrete garages standing side by side. Later, I would like to add a roof terrace on top of them.

Does anyone have experience with the structural aspects of this? Do I have a good chance that my plan is feasible?

No, I don’t have it in other forums either. In any case, the advertisement is gone now.

The garages only have concrete ceilings in some cases.

I’m not quite following you. A garage is directly attached to the neighbor’s house (semi-detached house). He built a second floor on top of his garage, thereby extending his house. Why should my neighbor be allowed to build a second floor on his garage, but I am not allowed to have a roof terrace?

Almost impossible to assess without plans:

1. Is there a zoning plan or development plan? Is it a new residential area or how old is the existing development?
2. Is the building style continuous (attached) or detached? This information should be in the zoning plan, if one exists.

Roof terraces are a sensitive topic, so you could also contact the building authority to ask whether they are permitted. You might need the property owner’s consent, and you probably won’t receive a written statement unless you submit a paid preliminary building inquiry.

This has already been mentioned several times: just upload the plans, as it will be difficult to assess otherwise.

If I understand correctly, there are four garages next to each other, three of which belong to the property you want to buy, and one belongs to the neighbor.

In this case, the neighbor would have to register an easement on your property due to the construction of their garage (which stands on the boundary?), or is this permitted according to the zoning plan / building permit?

As already mentioned, legal questions like this are always very difficult to answer through the forum, since all plans need to be available for review. It is usually easier to get a clear statement from the building authority or an architect.

There is no zoning plan. The house dates back to 1902.

Not exactly. I have 3 garages on my property, and my neighbor has 3 as well. Adjacent to my 3 garages is also a stable building. Above 1.5 of my garages and 1.5 of my neighbor’s garages runs an attic.
