Hello,

we have purchased a terraced house and are planning to install roof windows in the attic soon. The previous owners also gave us the original building plans, which show that up to four windows were possible, but they only installed two, and those are quite small (smaller than the neighbors’).

The building plan specifies a size of 85 x 140 cm (33 x 55 inches).

We looked for pivot-tilt windows from Velux, but it seems there is no window available in 85 cm (33 inches) width, only in 78 or 94 cm (31 or 37 inches) by 140 cm (55 inches).

What is allowed to be installed there? I want to follow the specifications as closely as possible...

The roof is insulated up to the blue vapor barrier, but it is brittle due to sun exposure. What would be the best approach: replace the vapor barrier first or install/replace the roof windows?

Thanks in advance.

To my knowledge, there are no specific regulations for roof windows unless explicitly mentioned in the development plan or building permit / planning permission. However, I have never come across such a requirement. So go ahead and install as much as the structural engineering allows.

Even a 78cm (31 inches) wide window probably won’t fit without a lintel.

It’s best to visit a roofer near you and look at a model to see the difference between a pivot window and a top-hung pivot window.

The roofer could also assess your blue vapor barrier. Normally, no sunlight should reach it.
