ᐅ Plastic under-roof membranes?

Hello forum,

we are building a house, a townhouse with a 50cm (20 inches) roof overhang all around. Our standard roof soffits are made of wood. I am worried that due to weather exposure, they will look completely worn out in 10 years.

The construction company is charging an additional 2,300€ for plastic soffits.

Is this justified? I had assumed that plastic would generally be cheaper than wooden soffits.

The question is not whether it is justified or not. If your home builder/developer charges this price, you only have the choice to say yes or no.

Of course, the question arises whether it is justified or not,

because if it is exaggerated, I at least still have the option to negotiate.

I strongly doubt that you accept everything presented to you without question or hesitation and do not challenge it??

No, the question of whether it is justified or not does not arise – as long as you are building with a general contractor/developer. If you say "2,000 EUR," they say "2,300 EUR"; if you say "2,100 EUR," they still say "2,300 EUR." You won’t achieve significant positive results. If you award each trade separately, you can choose your contractors freely; otherwise, you are tied to your one main contractor.

Sorry, but that's not correct. I have already been able to negotiate additional costs with my general contractor. That's why I'm asking again: is €2,300 justified or not? Maybe someone with experience can share their opinion, like "Hey, that's a fair price" or "That's way too high."

I didn’t have to pay any additional cost for plastic with my general contractor...
