Hello,
We have purchased a 25-year-old house and now want to renovate it for our own use.
The first step will be to replace the roof. It is a half-hipped roof. The house measures 8.99m x 14.55m (without eaves).
Currently, there are 7/14 rafters installed.
My plan is:
  • Remove tiles and battens
  • Remove old insulation
  • Add additional framing with 6/8 (approx. 150mm x 200mm (6 x 8 inches))
  • Install 40mm (1.6 inches) wood fiber insulation board
  • Counter-batten 3/5 (approx. 75mm x 125mm (3 x 5 inches)) spacing 10cm (4 inches)
  • Batten 4/6 (approx. 100mm x 150mm (4 x 6 inches)) spacing 10cm (4 inches)
  • New roof covering

This would make the house watertight from the outside again, allowing interior work to continue.

  • 200mm (8 inches) compressed mineral wool insulation
  • PE foil vapor barrier
  • Batten 24/80 (approx. 1 inch x 3 inches)
  • Gypsum board

What do you think? Would this meet current standards?

I would appreciate constructive feedback.

(Why) Does the roof need to be replaced after only 25 years?

Because the tiles don’t look good. And I want everything to be up to a good, modern standard.

No one has an opinion?

Isn't there supposed to be a breathable membrane under the bricks?
By the way, check if you are allowed to dispose of the old insulation wool right now. I heard that insulation older than 2 years is no longer so easy to dispose of. Apparently, there is currently no disposal plan for this.

Economically safe is rather nonsense.
What kind of roof is it? Is the space below finished?
