Here is the situation: Our development plan allows for two full stories. This means we could design the roof so that it can be converted into living space later if desired. But what does this mean in practical terms? Does anyone have experience or reference points regarding the financial and technical aspects of creating such an attic conversion reserve? What additional basic preparations should be made now concerning the following factors:
- Staircase to the attic (maybe even installable later if only the ceiling opening is made now?)
- Roof windows
- Routing of utilities to the attic

Staircase to the attic. Positioning can be challenging due to the sloping roof.
I would install it right away.
Insulation between the rafters instead of the ceiling.
Empty conduits and 2 light bulbs are enough.
Storage space, play area, etc. Friends have moved the drum set upstairs.
Airtight door.
Possibly install the screed already.
Window in the gable.
