Hello everyone,
this is about the following issue! We have been living in our newly built house for three years now. On the upper floor on the west side, we have two floor-to-ceiling windows with electric shutters. Two weeks ago, I tried to open the shutter in the bedroom in the morning. It made a short “jerk” noise, as if something had broken, and since then the shutter hasn’t gone up. Then this morning, the same thing happened in the child’s room next door.

How can this be? Could it be related to the heat during the past weeks? And what about the warranty in this case?

The technician has been informed and is scheduled to come in the next few days.

It could be related to the heat. If it jerks and then stops, it might be jammed, causing the overload protection to activate. Does it work if you assist it manually?

How is that possible?

Broken? For example, due to heat. Or the motor might be permanently too weak for the roller shutter.
Have you even looked inside the roller shutter box to see what’s going on there?

And what about the warranty there?

Usually, it’s five years. But technically it’s not a warranty, it’s a statutory defect liability ;-)
In the end, it depends on what your contract says. Building Code or VOB (German Construction Contract Procedures)? VOB is four years. Also, VOB includes limitations regarding electrical installations.

We can’t know that. It is stated in your contract. Otherwise, it depends on the construction law or general construction contract conditions.

Unfortunately, that is your only option.
