Hello, thanks again for the help with the building regulations last time. That was very much appreciated.
There is now a floor plan for the single-family house, which I have attached below.
Plot size: 690 sqm (7,429 sq ft)
Slope: none
Site coverage ratio: 0.3
Floor area ratio: 0.6
Building envelope, building line, and boundary
Perimeter development: garage positioned at the property line
Number of parking spaces: double garage
Number of storeys: 2 full storeys with ground floor + upper floor and attic
Roof type: gable roof
In the plan, the living room is located on the south side; the entrance is on the north, the kitchen on the west, and the office on the east.
The house is designed for two adults with one or two children. The office on the ground floor will be shared by both adults. The house will also have a basement, so the utility room on the ground floor can be omitted.
I am still not satisfied with the design. For example, the WC on the ground floor has no window. The kitchen feels somewhat narrow. The house measures 12.57 m (41.3 ft) in length (external dimension) and 9.81 m (32.2 ft) in width (external dimension). Furthermore, I would like to be able to access the living area from the garage at ground floor level, which may be difficult with the current floor plan. The garage will be fully basemented, which is why a staircase is included there. Please understand that there are no detailed dimensions yet, as the plan may still need to be revised. Instead, there is a total square meter figure provided.
The plot itself is almost level. I am still quite uncertain whether the floor plan will be functional and attractive. My imagination is limited here.
I welcome constructive criticism.

mikesanderss28 Oct 2022 13:48I prefer the redesign mentioned above (larger kitchen and bathroom on the north/west side). It would be good if the staircase could be designed differently.

Or is the image misleading? I would completely leave out the 2 sqm (22 sq ft) bathroom on the upper floor, especially since it doesn’t have a window.
One more question about the ground floor: the door to the garage would then have to lead through the study. I’m also missing a cloakroom on the ground floor. Is there a neat solution for that?

The living/dining area measures 11.75 m x 3.85 m (38.6 ft x 12.6 ft). That's nothing. The kitchen is the same. The entrance too. The guest toilet as well. Definitely calls for a reset!
And the car doesn’t even have a place in the plan.

EDIT: Unfortunately, a site plan is missing, and having dimensions would always be helpful. Will two people be working effectively in a shared home office? Do you need to make many phone calls or conduct teleconferences? In that case, I would almost recommend two smaller rooms.
