Hello,
we are currently planning our house and would like to make full use of the maximum eave height allowed for the house. To do this, we would need to raise the land by about 2m (6.5 feet).
I assume this shouldn’t be a problem, right?
However, this would also mean that I need to build a retaining wall made of natural stones around the property (according to the building permit / planning permission). Is this a complex process, and how is it usually done?
What rough costs should we expect for this on a 500 m² (5,400 ft²) plot with dimensions of approximately 22.0 x 22.0 m (72 x 72 ft)?
Regards

Hello Zeltdach,
Technically, probably not, but legally it might be, so you should definitely discuss any infill with the architect!
If there is a development plan / building plan, there might be specific regulations set out there => check the development plan / building plan!
Best regards,
Dirk Grafe

Hello Dirk,
thank you for your feedback. The zoning plan specifies a maximum retaining wall height of 1.5m (5 feet) and that it should be made of natural stone.
Do you have any experience with this? How is a wall like this constructed? For example, if I use quarried sandstone, do I still need a foundation?
How complex is the whole process?
Thanks & regards

I am a surveyor, not a building contractor.
If the development plan specifies 1.5 m (5 feet), you usually need an additional regulation for a 2 m (6.5 feet) retaining wall. However, your architect or a local surveyor familiar with the exact legal situation in Baden-Württemberg will know all about this.
So ask your architect—that’s their job.

Doc.Schnaggls5 Jan 2015 14:12Hello:
Just as a rough guideline:
Our plot, which is 15 m (50 feet) wide and 25 m (82 feet) long, slopes approximately 2.2 m (7 feet).
To level this almost completely (retaining wall on the south side with a height of 2 m (6.5 feet) and gradually lower retaining walls from the southern wall to the street), we received quotes all around EUR 60,000.00.
Regards,
Dirk
