Hello,

A few weeks ago, the construction work (exterior wall insulation and new windows) on the house where I rent was inspected and accepted by the architect and the property management.

Apart from the fact that the result is far from attractive, wasps have now started nesting in the insulation, making the use of the balcony quite stressful due to their increasing presence. Okay, the wasp problem should naturally resolve itself in autumn, but both my landlord (the apartment owner) and I are wondering whether the result (see photos) is acceptable, and we would appreciate your opinion.

Regards

White plastered wall with floor joint and visible insulation between wall and tiles.

White rough-textured exterior wall above light tiled floor; base crumbling slightly

Open door to interior; white threshold, beige exterior tiles, gap underneath.

The facade insulation and window replacement were commissioned by the property management on behalf of the individual condominium owners. According to the property management and architect, the construction work has been completed.

@HilfeHilfe
What about the wasps that have now nested in the insulation?
They would then be dead... due to completion! If there are defects, I would point them out to the landlord, property manager, and architect! Threaten rent reduction.

The property manager and architect do not see any defects, and my landlord and owner of the apartment cannot make any progress.

Well, actually it’s not really your problem, except for the wasps.

If it is not a property management company handling rental properties, the property manager will generally not deal with tenant complaints. Without a contractual relationship, there is no compensation, only additional effort.

If wasps are found in the common areas, the property manager will arrange for their removal. The owner can report this to the management.

If poor workmanship occurred during renovations and a professional, here an architect, supervised the work and acted as the construction manager, they must also approve the work and take responsibility.

Usually, balcony coverings are part of the individual property, but the underlying structure is not. Typically, windows belong to the common property, as they are part of the facade, and this issue alone could not be resolved without the declaration of division, which is a matter for the owners.

Actions concerning the individual property are the responsibility of the owner.

If the owner is unable to manage this, a tenant cannot informally assist in dealing with the management, even if well-intentioned.

Even if a construction forum could offer advice, what should be done with that advice afterward?

Best regards
Gabriele

Take photos and send messages to all owners

Is the hassle really worth it?

Hmm

Where does the tenant get the contact details of the property owners? And do the owners appreciate it when a tenant gets involved directly with them, bypassing the advisory board? To me, there is simply the roofer or metalworker who does the flashing and sealing missing. Who says that their work has already been inspected and approved, and not only the trades whose work was documented with photos?
Best regards
