Hello,

we are planning to purchase a plot of land in a newly developed residential area and build a single-family house.

The development is located in a very rural area, and it is expected that demand will not be very high. We need to inform the municipality shortly which plot we would like to reserve. A lottery system might be used if necessary.

We already have a clear favorite. Currently, we are leaning strongly toward plot 177.

There are several reasons for this:
My husband managed the former agricultural land for many years. He believes that this plot’s location is comparatively dry and slightly elevated, which he considers important due to its immediate proximity to the Fleth (a stream).

Furthermore, the agricultural land to the east of the plot is owned by the family, so the view is likely to remain unobstructed in the long term.

In general, we like the view of the surrounding farmland. We do not want to live right in the middle of the new development.

We find the plot’s orientation advantageous, especially with the potential for a south-facing terrace.

However, we are uncertain if the plot’s shape is ideal. We want to build a house with approximately 170m² (1,830 sq ft) of living space and an attached double carport. The house should be positioned as close to the street as possible to have the largest possible garden behind it. Since the plot narrows toward the street, not much plot area is “lost,” but this likely means the house and garage will need to be planned further back.

We are worried about making a mistake or overlooking something in such an important decision and would appreciate any feedback on our considerations or even new ideas.

It looks like there might already be preparations to the south for another phase? The road wouldn’t be built like that without reason, right?

To the east and southeast, planting seems to be planned? If a dense hedge is planted there, I guess that would block the view as well, wouldn’t it?

So why go through the effort of concealing it? Well, you provided the unedited version afterwards, so we can continue from there. I see that the Oste is quite close. As someone unfamiliar with the area and living inland, I lack a clear idea of how the Fleth fits in: does its lock serve to separate it from the tidal range, or is it meant to be somewhat "sacrificed" during high tides in a controlled way?

Based solely on your descriptions, I agree with your assessment that plot 177 best meets your requirements. I wouldn’t prefer the short street frontage myself, but of course priorities differ.
