Hello dear forum members,

our interior construction plans for a semi-detached house are well underway. The staircase is now the focus, and since we are not experts, we are very interested in professional opinions.

Floor Plan

The stairwell is planned in the middle of the semi-detached house. Two staircases extend over three floors (basement, ground floor, upper floor). The staircase is designed as a double quarter-turn staircase. Here are the floor plans for each level.

Our Requirements for the Staircase

  • The staircase should have both treads and risers
  • Stringers or beams should be minimally visible or "invisible" if possible
Staircase Options

The current selection includes the following staircases (and ideas):
  • Double-stringer staircase (standard). This is included in the purchase price.
  • Applied stringer staircase with folded framework design and railing. The additional cost for the complete staircase system is about $14,000. Example images:

Our Questions

We don’t really like staircase option 1 (standard) very much. We have a few questions about the staircase options:
  • Regarding option 3: Our staircase builder mentioned in a brief conversation that a double-stringer staircase with risers can sometimes be noisy (occasional creaking). He recommends a stringer staircase when risers are used. Is this true? Does anyone have experience with this?
  • Regarding the staircase between walls (options 3 or 4): Walls naturally reduce light penetration. Does the lack of light impact our floor plan significantly? Should option 2 be preferred instead?
  • Do you have other ideas?

Off Topic:
Yes, the space behind the stairs is missing either in front of or next to the stairs here. But it should still work. It’s just a pity that, despite having a basement, storage rooms are created behind the stairs instead of using that space for the living areas. The shower could have been placed between the bedroom and bathroom as well. I assume the decision about the shower was made because it seemed practical and clever. With the stairs against the wall, the shower could have been placed just as well, leaving even more space in the bedroom and kitchen/hallway. Anyway, it’s approved, right?

That said: when choosing your stairs, keep in mind that you won’t have the views and perspectives like those shown here. You will see them from the side. The stair’s starting point will be curved. Also, the stairs will likely be in a darker area. So I wouldn’t place too much importance on them now.

@driver55 and @ypg. We have mentally already come to terms with the hoses. Funny enough, we had a preliminary discussion with an independent architect who shares the same opinion: that the decision was primarily driven by the shower. So, by now, we almost believe that the shower was the focal point of the design. For some background: we are "building" with a building trust that planned the floor plan.

@11ant The bathroom is located on the north side, and the children's rooms are on the south side. So the floor plan is already oriented north-south (is that the right way to say it?).

The pictures are more for illustrative purposes—they obviously show a 2x1/4 turn staircase.

The pipe shaft areas don’t make sense due to a mono-pitched roof with the ridge on the north side, but rather if the contractor had planned the same floor plan with a gable roof (one half each) with gable ends on the short sides, or if it was adopted 1:1 from such a plan.

However, this "subtle difference" is enough to make the upgrade options feel like "pearls before swine." More than a surface finish upgrade won’t have any noticeable effect here, so save yourself the effort of more complex staircase designs and build the house in an "economy" version.

And you just accept the "crap." After all, it’s your house and you’re the ones paying!

You didn’t have to buy it, Markus. You’re buying the house, not building it.
I and many others would have paid 3000 for a custom design, but maybe the construction had already started?!
