ᐅ Replace sink with a wall-mounted installation system

Hello everyone,

I hope you can help me: In my apartment, the previous tenants removed the washbasin that was mounted on a drywall support frame. At the wash area, I currently have a drywall partition with two holes spaced 28 cm (11 inches) apart, in which I see something that looks like nuts marked M10. Behind these nuts, there appear to be M10 threads/anchors or something similar. I was able to firmly screw an M10 threaded rod into the right hole for the new washbasin, but on the left side it is loose, even though I can’t screw it in any further. It also doesn’t go in as deep as on the right side. What could this indicate? And is it possible to fix this without having to remove the drywall and tiles?

I am a complete beginner when it comes to this kind of thing and I’m quite concerned after discovering this... I will have a plumber come, but I would like to be informed in advance about the options and possible costs. I hope you can give me some advice!

Best regards

One would think that the previous tenants are required to restore the original condition when moving out. However, this issue is probably already outdated :-(

Are you a tenant?
If so, why are you taking care of this? It is the landlord's responsibility.

The landlord accepted the apartment from the previous tenant in this condition. I also accepted it the same way during the handover... so I feel hesitant to complain now. But on the other hand, who actually gets down under the sink during a handover to check the fittings?

My plan is to have a plumber take a look first; he is coming next week. If he can’t fix it, then I will inform the landlord. However, if anyone has advice on how to resolve this technically, please share—it might be helpful information to pass on to the plumber.

Hello,
either way, it’s not your problem.
If you are a tenant, a sink is the landlord’s responsibility; a properly installed sink is part of the apartment!
If you are a landlord, the tenant must restore the apartment accordingly when moving out, so keep the security deposit.

You rented the apartment without a washbasin?
Then that is indeed your problem, as the rule here is rent as seen.

So, what is it? Did you take over the apartment with or without the washbasin?

Aside from that, regarding the fixings it doesn’t really matter whether the washbasin was there or not. This is a defect that the landlord is responsible for (the damaged fixings).
