Hello everyone,
We are looking to buy a single-family house with about 200 m² (2,150 sq ft) of living space, which has an electric underfloor heating system from 1986. This needs to be replaced due to the costs mentioned by the real estate agent (around 800 euros per month!!) if we can afford it. What affordable alternatives can you recommend? We are actually looking for an expert and an energy consultant to conduct an on-site inspection.
@Badsanierung: If the old underfloor heating is replaced, the entire bathroom floor will need to be removed, including the screed and everything else involved (possibly also the insulation if it gets damaged). In the process, we would install new sanitary fixtures but would not change the floor plan (only in the main bathroom would we relocate/reconfigure the shower and bathtub. The walls would remain).
We can afford both option 1 and option 2, but the bank has a different opinion :-)

Then the €100,000 are calculated with a huge risk premium, from which, after moving and the renovation with the whole family, you could easily afford about three weeks in a 5-star South Pacific resort and/or park a new Golf in front of your door 😉

We can afford both option 1 and option 2, it’s just that the bank has a different opinion 🙂 I’m afraid it won’t be that precise. Usually, you open one area and get surprised at what you find, which leads to opening the next one, and so on.
If you want underfloor heating throughout the whole house, and want to do that properly everywhere, it’s almost like a full renovation. Wiring, doors, plaster, connections, and so on…
