ᐅ Renovation – Residential House with 1980s Extension, 1,580 sq ft (147 sqm)

Hello everyone,

after receiving your input here regarding the purchase of an uninsulated house, the house has now been bought and the renovation is about to begin .

It is a one-and-a-half-story semi-detached house with a gable roof. Built in the 1960s, with an extension added in the 1980s.
Currently, we are planning the kitchen, having a structural engineer calculate wall openings, debating whether to install underfloor heating or not, and gathering quotes from tradespeople.

There are two adults, two children (3 and 1 years old), and two cats living in the house.

Our remodeling ideas for the floor plan became quite clear quickly, but we would appreciate it if you could take another look. Below is our planned usage. Does it work, or do you see any potential issues?

We are currently struggling with the bathrooms. There is no final layout yet. Instead of a "master bathroom" and a "guest bathroom," we are planning two smaller bathrooms of equal size. Upstairs will have a bathtub since it can be conveniently placed under a sloped ceiling, preferably a small double vanity for the three ladies, and downstairs will be a shower bathroom for the dad.
Adding to the challenge is the need to find space for the washing machine and a litter box.

Currently, the ground floor has an interior bathroom because the part to the left of the bathroom and the living room above were added later. The living room is about 30cm (12 inches) lower than the rest of the floor. Our small split-level.

The planned renovation is to open up the ground floor's central area as much as possible. From the hallway, you would walk past the kitchen. There will be a large island centrally located, where the little ones will have breakfast, bake, and probably do crafts. On the right side is an office/guest room, most likely separable with a sliding door.
The living room will remain as it is and will accommodate the dining table.

Upstairs, only one wall will be removed to enlarge a child's room and to redesign the bathroom (yes, currently the parents have the largest room with a nice view, which we don’t really need. A family bed wouldn’t fit well in another room anyway. We’ll see. Most activities will take place on the ground floor anyway.)

The very steep staircase currently in place will be replaced by a quarter-turn staircase, and the still-open entrance area (vestibule) will be partially closed off to create storage space for drawers. This should give us a "more normal" staircase and keep the dirt zone as far away as possible.

What do you think? Any ideas? Comments or questions?

The green area currently represents the washing machine. At the moment, there is a shower located there, which is of course larger than a washing machine. Together with the bathtub (without the washing machine), it unfortunately becomes very tight!

The "conservatory" is a strange cold room, currently covered with solid walls. It can be ignored for now. Later on, it might be used as a barbecue area or something similar.

Hmm... would the following option work instead:
- Toilet where the washing machine is currently planned.
- Walk-in shower bathtub with a partition directly to the left, so you can still stand there (I mean those bathtubs with a door opening so you don’t have to climb in all the time).
- Washing machine then in the corner between the washbasin and the exterior wall?

If, as shown in the development plan, there is neighboring construction next to the "conservatory," it would have three exterior walls and only one narrow open side for ventilation. I wouldn’t plan anything there involving fire or smoke generation. An electric grill would probably still be safe.

I can't imagine having 2 to 4 people every morning going down a staircase past the front door just to take a shower. I would personally place the bathtub on the ground floor and have a proper shower upstairs.
