Hello,
I had a roofer visit today to replace a verge tile just below the roof ridge (at about 9m (30 feet) high).
He also mentioned in passing that our old prefabricated garage shows signs of moisture penetration on the ceiling. From above, the roofing felt looks rather old as well. It hasn’t been tarred in ages. I had already planned to address this at some point.
The roofer said he would include it in the quote. This arrived in my mailbox this evening on a form, but it’s not very detailed. The verge tile material is listed at only €25. For the garage roof, however, there is a net price of €97 per square meter for cleaning, primer, talcum-coated bitumen membrane, and green slate bitumen membrane. The estimated area is about 18 square meters. I need to clarify this again, but it seems like a mixed calculation. I would have expected some charge for setting up a ladder or scaffolding for the verge tile. I’m not concerned about saving just €100. If this can be done with little effort on my part in finding a tradesperson and the quality is adequate, that’s fine. I just don’t want to pay completely outrageous prices.
By the way, the roof has a concrete edge. Unfortunately, I don’t know to what extent edge flashings or other covers are still required there.
The location of the work is Erlangen. Construction here is going on like crazy, so I’m not too surprised by high market prices. Is this within the usual range, or should I get a few more comparative quotes?
The roofer advertises his services by postcard in the local area where he is currently working. Still very much old-school ;-) But it seems legitimate since all the provided phone numbers and addresses check out.

Perhaps another option would be to screw formwork onto the flat roof and then directly screw metal roofing onto it. This usually lasts longer than roofing felt.
Otherwise, edge stones are very expensive. I just had to buy 46 of them. Each one cost 14 euros at the wholesale store.

The installation will also take a few man-hours. Just quickly leaning the long ladder, hoping no strong gusts come, and climbing up is probably not how it works. The costs are included somewhere in the garage roof renovation. I’d like to find out how that fits together.
