ᐅ Should you remove the tile setter and do the tile installation yourself or not?

Hello,
our city villa (145 sqm (1560 sq ft)) will be fully tiled. Additionally, the bathrooms will have tiled walls.
In our cost estimate, this item is allocated €16,800. According to the construction and performance specifications, a material value of €20 per sqm is included here, and the bathroom walls can be tiled up to full height at no extra cost. For tiles up to 60x60 cm (24x24 inches), there is no additional installation effort.
At the bathroom sample selection, I already noticed who benefits from this and how outrageous some prices are.
My wife and I have already visited the local tile supplier, which we are required to use.
For the floor, we chose wood-look tiles measuring 25x150 cm (10x60 inches). These cost €65 there, while online they are €44.
For the bathroom wall, a stone-look tile in 45x120 cm (18x48 inches) is planned. Price is €80, online €75.
If the general contractor or tile installer does not pass on any discount (they will definitely receive one due to the continuous order and the quantity of at least 145 sqm (1560 sq ft)), I will have at least a surcharge of €45 per sqm (for the floor). Including waste, this easily adds up to €7,500 extra, without accounting for additional effort due to tile size or bathroom tiles.
In the end, I expect total costs to approach around €30,000.
This makes me really wonder if it would be more sensible to buy the tiles myself and have a tiler install them—that is, to exclude this trade from the contract.
What do you think about this?

Our city villa (145 sqm (1560 sq ft)) will be fully tiled. In addition, the bathrooms will have tiled walls. It will be the same for us (9.40m x 9.40m (31 ft x 31 ft), 2 floors). We considered leaving out the tiling work, not because of the price, but because we couldn’t get the tiles we wanted. We decided against it because we are too worried about not finding a tiler or disrupting the coordination of the various trades (even though it’s a prefab house). Due to a last-minute price increase, we had to make so many compromises that one more didn’t make much difference anymore. ;-) I am now relying on the Pareto principle in house building as well. ;-) I have been applying it in other areas of life for years. 🙂 Building a house teaches you, among other things, to make compromises, which I find helpful, especially for people without children. ;-)

Hello .. I’m a tiler myself. I just did some rough calculations… Without knowing the details for your house, you’re already looking at around 18k for the area to be tiled. Tiles on top – with a lot of luck you might save about €2000 by doing it yourself, but is it really worth it? P.S. 25 x 150 is also quite challenging and basically only works perfectly with a specialized installation system. That all costs extra… Regards 🙂 I really appreciate your post. It’s always great to have an expert contribute to the forum. Otherwise, the discussion can quickly become one-sided and detached.

Do you already have someone lined up to do the job? Here in this region, tilers are like king’s ransom now; that should not be underestimated… That’s exactly the reason we decided against it.

We did it that way the first time in 2001: first had the house officially accepted, then contracted out the tiling, flooring, bathroom fixtures, and wall finishes. That’s exactly how we would like to do it too, but we don’t dare. Things were better 20 years ago. ;-)

In the end, it depends on whether and what kind of discount I receive based on the quantity and, of course, the actual customer relationship between the company/tile setter and the supplier. How do you come to the idea that your general contractor should share their margin with you even more than what is already considered in their bid calculation? A general contractor is not a money exchanger but a value-added reseller!Pinkiponk schrieb:
