Hello everyone,

We are currently building our end townhouse and are generally very satisfied.
The only issue is the awkwardly designed kitchen (see attached floor plan). We would like to have a larger kitchen.
We appreciate any ideas and are even willing to give up the guest toilet if that is possible.

Did I forget anything?

Looking forward to your responses.
Best regards,
Ouissam

For me, an entrance area without a washbasin is an absolute no-go. The first thing I do after coming home is wash my hands.

However, you could also do that in the kitchen. When it comes to square meters, I would accept THAT compromise. Even with a toilet at the entrance, I still wash my hands in the kitchen!

I would usually be fine with the basement bathroom version. However, you have to accept the need for a sewage lift system, and every guest would always have to run through the living room to get to the basement. That can get quite annoying and would bother me the most. When we have visitors, the bathroom is constantly in use. That would mean doors banging and people running up and down the stairs, bumping into each other. I would rather send guests upstairs. Then they can just use the family bathroom.

We initially considered that as well, but I don’t think it would work because the new development would need to look consistent right from the start. Still, good idea.. Thanks
Is that really the case, or is it just your assumption?

For me, a large kitchen is definitely more important than a third or fourth bathroom. So here is a version without a bathroom, where all windows and the front door stay in their original positions. This creates a nice spacious entrance area and a significantly larger kitchen. Of course, the stove and refrigerator would need to be relocated. If it were my house, I would place the guest bathroom in the basement right next to the staircase, which isn’t far at all. And every staircase adds years to your life You end up with three toilets in the house, so that should be enough In a small, narrow townhouse, you have to make some compromises. The exact idea seems better to us as well. We have drawn it in that way too and now hope that the builder agrees. A friend who is an architect said that your suggestion could be implemented like that. The only thing left to clarify is whether there is a strict requirement that the exterior must look exactly the same. We’ll see... We’ll keep you updated.

Thanks again for the idea and especially for laying it out in the floor plan.

For now, it’s just my assumption.
