Hello everyone!
You can probably tell from my lack of details that we are still quite at the beginning of our building project...
So far, I haven’t really been able to find anything relevant for me/us during my research, which is why I would like to ask you for general information or recommendations, possibly based on your experiences, when it comes to choosing a good home builder.

Here are the basic conditions:
- Plot already owned, 520 square meters (about 5600 square feet)
- Single-family house, turnkey desired (approximately between 120 and 170 square meters / 1300 and 1800 square feet)
- Solid construction (masonry or solid precast elements, such as those used by companies like Dennert Massivhaus)
- Gable roof, one and a half stories
- Basement yes
- Budget (house): maximum 275,000 euros
- Location: near Nuremberg

Maybe a lot of information is still missing… please bear with me. It would be an advantage to have a central point of contact (but this is not the most important criterion). What really matters – no surprise – is that the house building process runs reasonably well.
I would really appreciate any information or recommendations you can share.

If the plot is already available, you will probably need a general contractor. A property developer is someone who deals with selling newly built plots of land.

Assuming the property is located in a new development area, there will likely be a zoning plan or building plan that applies to the plot. You should find out about this plan, as it will specify details like the allowed percentage of the lot that can be built on (expressed as a decimal value "site coverage ratio" and as a building envelope outline), roof style, pitch and height, etc.

After that, you create a room program (a list of rooms with their sizes) and complete the questionnaire (at the top of the floor plan section). This is where you start the discussion about the design. (You have landed in a section where, because companies are mentioned by name, the discussion is moderated, which may slow down the conversation.)

Thank you very much in advance... we are not building in a new development area, but that probably won’t make a difference. What I am really interested in are company names (recommendations for construction companies). Good luck.

Actually, it can. Around 1960, it became common practice to deliberately develop residential zones and establish zoning plans. By "newly developed area," I didn’t just mean plots that were meadows yesterday. The older the development in the area, the more likely there is no zoning plan; in that case, §34 applies, which, roughly speaking, requires new buildings to conform to the character of the surrounding buildings as a guiding framework.

In this regard, you are in the right place here. However, it is also worth presenting your floor plans in sections like the layout category. You do need to be a bit patient and sometimes have a thick skin, but then you receive good suggestions—especially for aspects whose challenges you might not have realized yet.

If it really is a general contractor (GC). A more well-known one is BĂźttner Massivhaus GmbH near Plech. They have a pretty good reputation and build solidly. If you find a good floor plan with them, they are definitely a candidate. Otherwise, Sammet in Langenzenn is a good, reasonably priced GC that completely avoids advertising and mostly gets clients through recommendations. They build quickly, cleanly, and solidly.
If you’re already asking: 275k including basement? Forget it, that’s already tight here without a basement, especially given the quite broad desired living area from 120sqm to 170sqm (approx. 1300 to 1800 sq ft). Possible as a shell construction, but turnkey in my opinion not a chance.
Just a rough estimate: 150sqm (approx. 1600 sq ft), with basement, VERY optimistic estimate, simple building shape (no projections or recesses), and simple to medium finishes, no mechanical ventilation system, no garage/parking space:
- approx. 160k for shell construction including earthworks
- approx. 45k for heating, underfloor heating, plumbing, sanitary fixtures (without mechanical ventilation)
- approx. 15k for façade/insulation
- approx. 15k for floor coverings/tiles
- approx. 12k for painting
- approx. 10k for stairs
- approx. 20k for electrical work
- approx. 15k for roof (carpentry, roofing)
- approx. 20k for windows/ front door
- approx. 10k for internal connections (sewage, water, electricity, telecom, possibly gas, as-built surveying)
- 8k for paving/terrace
- 1k for soil report
- 1k for building permit/planning permission and other paperwork
...
and there are still quite a few small items missing, as well as garage/carport not included yet. If I haven’t miscalculated, about 330k, and remember this is rather optimistic. You can roughly estimate the basement at around 80k (including earthworks, interior finishing) to get an idea of what a basement costs.

275k I consider unrealistic in the current situation (down here), better add 75k to 100k on top. Even a GC can’t work miracles; there will surely be additional costs compared to what’s listed in catalogs. Therefore, study and compare the specifications very carefully beforehand. Don’t assume that something should be included (base plaster, rain gutter drainage, house connections). If it’s not explicitly included, it’s not included but can of course be done for an extra charge.
Major risk factors in my opinion: earthworks, internal connections, electrical equipment, tiles/floor coverings, sanitary fixtures. Otherwise, take to heart what 11ant already wrote: clarify the framework conditions (what is actually allowed to be built).

The maximum of €275,000 you mentioned is not possible here around Nuremberg without a basement. Sorry, no chance. But so you don’t go away empty-handed, try Astori. They are located in Neustadt/Aisch. Their sales representative is quite good.
There are also Franken Massivbau and KMH. They only want what is best for you.
