I need your advice.
We have found a plot of land near Regensburg with a developer tie-in.
The offer includes a slab-on-grade foundation without a basement, valued at €25,000.
Alternatively, we requested a quote for a waterproof basement (WU) priced at €1,200 per square meter (including the ceiling).
Additionally, there are €18,000 for excavation work related to the basement.
With a basement area of 60 square meters, this would amount to €72,000.
So our costs would be:
€72,000 for the waterproof basement
€18,000 for excavation (soil class 6)
€25,000 for the slab-on-grade foundation
= €115,000 for the complete 60 square meter basement.
Is this realistic?

80k for the basement structure
21k for the earthworks
The slab foundation should be the alternative and not an additional cost, right?
The difference would then be
100k for the basement compared to 25k for the slab foundation + 5k for earthworks.
So, with a basement, it’s roughly 70k more expensive.

Best regards What about soil removal? That should at least also be included in the additional construction costs when comparing slab-on-grade foundation vs. basement.
