ᐅ Realistic Budget Framework?

Hello everyone!

We are planning to build with Scanhaus Marlow in the near future and have prepared a cost estimate after several discussions (also with other providers). Since we are newcomers to this field, we would like to know whether our plan is realistic or off, and if anything is missing.

Building location: District Unna, NRW, rural area
Plot: about 500 m² (5380 sq ft), not hilly (only slight leveling needed, if any)
House: 125 m² (1345 sq ft), 1.5 stories, turnkey except for floor coverings/painting, standard features, underfloor heating, roller shutters, fixed planning fee and building permit for the garage included in the house price, no basement

Official fees: 500 €
Insurance: 800 €
Construction power/water: 600 €
Waste container: 600 €
Possible foundation costs: 10,000 €

Walls/floor coverings + labor: 8,000 €
Garden/terrace: 10,000 €
Access road, garage: 20,000 €

Total 355,750 €

Is this a somewhat realistic assessment? How much contingency should one roughly plan for?


Financially, our situation is that we have about 100,000 € in equity. For the loan, we would only consider the husband’s net income of about 3,200 € (civil servant).

The Scanhaus Marlow Marlow can certainly be €20,000 more expensive...

If we have learned one thing by now, it is that the price of a house always depends on what quality you want for each aspect.

The price for the house seems rather "affordable" to me, but without a detailed specification of the building work, it is difficult to say much more.

Allocating only 8,000 euros for wall and floor coverings plus labor costs seems definitely too low to me.

The prices at Scanhaus Marlow Marlow are realistic.

At Scanhaus Marlow, _everything_ costs extra! Please make sure to include this in your budget!

We have already heard about this, but could barely find any information on what is still typically changed by the majority of Scanhaus Marlow Marlow home builders. Can anyone help or provide more details?

Do the estimates for connections, secondary construction costs, etc., seem reasonably realistic?

Regarding additional construction costs for building without a basement / on a slope, we have estimated about 40,000 euros in additional costs. From my experience, I would now prefer to budget around 5,000 euros more; I think the calculation is quite tight for your situation.
