ᐅ Questions about the sequence

Hello dear forum,

I have been reading and gathering information for a while now because my partner and I want to build a house.
Our situation is as follows:
My parents own quite a large piece of land and would like to give or gift us a part of it. This portion would then be surveyed. However, we do not yet know if building would even be allowed on this land. Inquiries at the responsible building authority have so far only resulted in the information that no appointments are made to discuss the project; instead, a preliminary building inquiry must be submitted by a planner to check this. We were only told verbally over the phone, after a quick look at the parcel map, that at first glance nothing appears to stand in the way of approval.

Now we are not sure about the order in which we should proceed.
Should we first go to a planner and maybe have the land surveyed after a possibly positive preliminary building inquiry, or does the surveying need to be done beforehand? And how detailed do the house specifications need to be? We are still at the beginning of the planning phase and therefore cannot provide an exact floor plan or similar yet.

The planner is only supposed to handle the preliminary building inquiry. Once that is available, we would like to have initial talks with different house builders, after we have discussed our financial framework with the bank.
Is this the right sequence, or would you do it differently? We are still quite unsure about this.

@Dirk, yes, that makes sense regarding the chimney. Well, we’ll see how we want to proceed, but we aren’t at that stage yet. We haven’t signed anything, not even had a conversation. All our considerations are still theoretical at this point. We want to gather as much information as possible before talking to construction companies.

The building authority is located in our district office, but due to recent administrative reforms, there is now an external branch, a main office, and another building authority office in the county seat. It’s a bit confusing to figure out who the right contact person is.

Okay, and what happens if you sign the contract with the construction company, they submit everything, and the building permit/planning permission is not granted? Can you then withdraw?

@milkie, that’s how we also envision the living/dining/kitchen area. Why did you still choose a traditional chimney, even though it’s more expensive? Was it because of the appearance?

I don’t think neighbors or the local council will have objections since they are usually happy when young people settle here.
