My brother (37 years old) and I (27 years old) are currently looking at apartments and houses, as we plan to either buy a shared house or each purchase our own apartment within the next year or two. We have been working together in our small company for 6.5 years and get along very well. Both of our parents originally come from Bosnia and Herzegovina but have been living here for 30 years (I was born and raised here).
We had an idea that I would like to get some opinions on from people with relevant experience. In Bosnia, for example, it is very affordable to build a house because the same materials that are used here cost considerably less there, and the workers are paid relatively low wages. Of course, the land is also much cheaper there, but for now, we are mainly interested in the house itself. Through a friend who is a building draftsman, we learned that many construction companies import items such as windows from Bosnia because they are cheaper than here in Germany. Recently, a large new Best Western hotel was built in our city, and we noticed many trucks at the construction site with Bosnian license plates, so this information likely holds true.
Our dream is to build a 10 x 12 meter (33 x 39 feet) house with three floors (including the ground floor) plus an attic. We would live on two floors ourselves and rent out the other two. We want to plan the house (architect, etc.) and calculate the total construction costs by the end of the year. My father-in-law would take care of the entire interior finishing (laminate flooring, painting, tiling, installing bathrooms, etc.). He has already done excellent work on our house in Bosnia and worked in this field professionally in Germany for a long time. The only tricky point is the following:
Are we allowed to hire foreign or Bosnian companies for the house construction here in Germany? Where can I find detailed information? What exactly do we need to consider? Are there any other things we should keep in mind?
I am not worried about the skills of the workers since many of them have many years of experience working with German, Austrian, and Swiss construction companies. I appreciate any answers.
It would also be interesting to know what customs duties we would have to pay for the various materials and goods. Is there a list or something like that?
