Hello, I’m not sure if this is the right place, but I’ll just give it a try.

My wife and I, together with her sister and her husband, want to build a duplex townhouse with a separate granny flat. We have a plot of land with about 1200m² (13,000 sq ft) of area. Our plan so far is to have two equally sized living spaces on the left and right sides for us and her sister, and in the middle a smaller, single-story apartment for her grandmother and aunt. This smaller granny flat is currently planned to be around 80m² (860 sq ft), but the size of the two outer apartments hasn’t been decided yet.

Now my question to you is: Has anyone here ever seen something like this and could help us with photos, floor plans, or maybe even has experience building something similar?

I would really appreciate if you could help me (us)!

I don’t think anyone will share their design with you; on the one hand, they have paid for it, and on the other, they could be held liable for damages :-)

We have calculated something like this before. How much are you planning to spend?

I’m not really looking for someone to share their full plans; pictures of the finished house or a photo of the floor plan would be enough so we have a reference point!

The maximum budget is around 500,000 to 600,000 with a basement!

Why not hire an architect? You can discuss what you want, and they will draw a floor plan with elevations for you...

This answer was probably not expected, since it is supposed to be free! ;-)

or to have information before we take this step!

In the attached example, the secondary apartment consists of the ground floor and the attic. For the rest, you should clarify the possibilities of the plot together with your architect in a personal discussion :-)

Kind regards
