ᐅ Question about site plan – is a 3-meter setback mandatory?

I have a question regarding the attached site plan. Unfortunately, the real estate agent currently has no additional documents, and I would like to know what kind of house can be built there. According to the description, a footprint of about 9x9m (30x30 ft) is possible – however, this would only fit within the marked building area if the house could be built directly adjacent to the neighboring property. Are there any exceptions for corner plots like this, or are the setback requirements fixed? Or is it always mandatory without exception to maintain a 3m (10 ft) distance, which would limit the house width at the bottom to around 6m (20 ft)?
The neighborhood consists of a block of 10 similar houses, all roughly the same size, and all of them have about 3m (10 ft) distance between the houses and the property boundaries...

You must build within this blue building envelope. We built our garage outside the building envelope with a special exemption permit.
Only the garage is allowed to exceed the setback to the neighbor within this area.

Henrik081712310 Jul 2016 20:10It was not the complete plan, so it is rather legally questionable why something was deleted here without my consent – I happened to consult a lawyer beforehand... Very strange here...

A lawyer should know better (for example, that you must ask the copyright holder, as it also states on the plan) and your consent to post something here is given by the site operator and confirmed by you upon registration when agreeing to the terms and conditions.
The internet is not a lawless space – anyone who uses it should know what they are doing and take responsibility if they accidentally “press the wrong key.”
