As newcomers, we would appreciate your advice.
We are looking at a plot of land with a building obligation. The construction company has now given us a price estimate, but we have no idea whether the price is fair or too expensive. How should one approach this? Online prices always seem somewhat better.
So, here is the offer:
Solid house in the style of an urban villa, detached with a hipped roof, textured plaster finish
180 sqm (1937 sq ft) without basement (it is also possible to build smaller but with a basement at the same price)
With a carport (one parking space)
Turnkey delivery
The price is said to be 400,000 EUR without additional costs.
Is this too expensive? Who can help here?
Unfortunately, we have no possibility of obtaining other offers due to the building obligation.

Is it your dream plot? Then the price actually becomes less important. You can’t change it anyway; you have to decide whether it’s worth it to you. If not, someone else will likely buy it…
Otherwise, look for a plot of land that is free to build on and contact various builders. You can save a lot on property transfer tax this way—exactly €18,000 (approximately $19,500)—which is roughly how much more expensive the house is compared to an identical house on a freely purchased plot.
Is it your dream plot? Then the price actually becomes less important. You can’t change it anyway; you have to decide whether it’s worth it to you. If not, someone else will likely buy it…

We have been looking for a plot for 3 years, but there is always a catch. For example, poor orientation, noisy street, etc.
This one faces west, in a backland development (flagpole plot). Basically, everything fits, but we don’t want to get ripped off.

A consultant can review the scope of work and the contract for you – but you have to do the market comparison yourself.

Obstlerbaum22 Aug 2018 20:49Ask for a detailed list of included services. A lot of extra costs can still add up during the selection process for windows, doors, electrical installations, flooring, bathrooms, etc. Also, I would ask for a clear explanation of the additional 15,000 for a heat pump instead of gas/solar thermal. That sounds to me like: we never actually do this, so they just throw out a high price to discourage it…

Yes, the situation with that particular pump is quite extreme, in my opinion. We still need to decide beforehand whether we want to go ahead with it at all.
