ᐅ Purchasing Land – Request for Your Advice on Choosing the Right Plot

Hello everyone,

We are planning to apply for a plot of land in a newly developed residential area. It is slightly sloped, and the building regulations state that cisterns are mandatory. The plot is serviced with utilities. Just as a side note.

We are specifically interested in two plots and are a bit unsure about the pros and cons.

The plots in question are numbers 9 and 29. Plot 9 is, in our opinion, the dream plot, as it guarantees a perfect view without having a neighbor’s house directly in sight. There are also no immediate houses in front, behind, or to the right of us. There is only one neighbor to the left. As you can see on the other plan, the house on plot 9 can be built slightly offset, which ensures a beautiful view past the houses.
Furthermore, we could build two garages here. At least, that’s how we understand the plan.

The disadvantage is that it is quite expensive for our budget.

Plot 29 has the advantage that it also offers a direct view, but this view could be lost in a few years if the trees that are currently missing due to storm damage grow back. This would mean looking at a forest. But with the benefit of not facing a neighbor’s wall, which would be the worst for us.

Details from the development plan:

Max eaves height 4m (13 feet)
Max ridge height 8.25m (27 feet)

Since we’re a bit unsure at the moment which plot to prefer (regardless of budget), we would like to hear your opinions.

Oh yes, can anyone roughly estimate how much more expensive building on a sloped site typically is compared to a flat plot, due to construction requirements (e.g., leveling)?

We have 622 sq m (6,694 sq ft). At first, I thought bigger was always better, but now I believe a few square meters less would have been enough. Around 500 - 550 sq m (5,382 - 5,920 sq ft) would have sufficed as well.

Across the street and to the right side, I see that our neighbors have built very large houses, leaving almost no space for a garden. That would have been too small for my personal taste.

The question you should ask yourself is whether you want to spend a lot of time working in the garden or if a large terrace is enough for you. My parents have a plot of about 400 sq m (4,306 sq ft), which is a corner lot, so their garden runs as a narrow strip around the house. They have now built a very large terrace (45 sq m / 484 sq ft) and are happy with it.

Thank you for your answers. We have measured and mapped everything out and concluded that about 430m² (4600 sq ft) will be sufficient for us. I have also received the cross-section from the city, which shows the plot and the changes in elevation.

At this point, we have decided that we would prefer the houses from the lower row—on the cross-section, that’s on the left side, towards the forest. The advantage is that there is no immediate neighbor on the "forest side," and there is still a very good view of the valley. Currently, the forest has experienced damage, so you can see through very well. However, shading is expected in the future. The lower row of plots does not have a consistent elevation, meaning the plots on the far right and left are somewhat higher than the middle ones, which lie in a dip. Simply put: Although all the plots in the lower row are next to each other, there are elevation differences from right to left. The middle plots are located in a dip. For us, this means we would prefer the outer, slightly higher plots because there is a better chance of views above the forest in the future (after it regrows). Any objections to this? 🙂 Attached is the cross-section image as well. Feedback is welcome 🙂

Question: What are the drawbacks of plot 24 - it is the entrance plot at the beginning of the street. Apart from the obligation to clear snow, the advantages for me are that there are no neighbors to the right and in front, as it borders the forest.
Disadvantage: retention basin very close by, close to the forest (possibly shading in winter). Traffic noise probably isn’t much of an issue with nearly 35 plots in this area. Can you think of anything else? 🙂
