Hello everyone,

I’m starting our thread on building a house and hope for plenty of input on the perhaps not-so-simple planning of our dream home.

Development Plan/Restrictions
Plot size: 510 sqm (5,484 sq ft)
Slope: yes, north-facing slope with about 10 degrees gradient south to north
Site coverage ratio: 0.35
Floor area ratio: 0.7
Building envelope, building line and boundary: see parcel 22 blue lines
Adjacent development: yes, agricultural land borders to the west
Number of parking spaces: 2
Number of floors: 2 full floors plus basement possible (soil report available)
Roof type: gable roof
Architectural style: classic rectangular
Orientation: gable direction fixed east–west
Maximum height limits: max ridge height 9.50 m (31 ft 2 in)
Other requirements:

Owners’ Requirements
Style, roof type, building type: preference for classic rectangular
Basement, floors: basement if necessary, otherwise just slab-on-grade
Number and age of residents: 3 persons – 2x age 37 + 1x age 7; family planning complete

Room requirements on upper floor: master bathroom, master bedroom, 1 child’s room, 1 office

House Design
We will visit some builders and get inspired. We do not want or can change the orientation on the plot.

Here are some details about our financial situation:
About you:
  • Who are you? Family of 3
  • How old are you? 2x 37 + 1x 7
  • Are children planned? No
  • What do you do professionally? He – employee; She – civil servant
  • How many hours do you work? He – full time; She – part time

Income and assets:
  • What income do you have (gross/net)? Total 5,000€ gross including child benefit
  • How much equity do you have? Plot worth 100,000€ + 100,000€ capital
  • How much equity do you want to invest in the house project? 100,000€

Expenses:
Expenses already included in other categories can of course be omitted. This list is not final and can be extended or summarized. Please state all costs monthly, even if they occur only annually!

Housing costs:
  • Current cold rent (basic rent without utilities): 900€
  • Current warm rent (rent including utilities): 1,200€
  • Electricity: heating and household total 110€ per month
  • Phone, internet, mobile: internet and mobile phones total 45€ per month

Income and expense totals:
  • Total income: 5,000€
  • Total expenses: approx. 4,500€ (including all expenses – savings approx. 1,000€)
  • Balance: +500€ per month
  • Of which cold rent sum: 900€ + 500€ surplus → 1,400€


Do you think it is realistic to build a house for about 500,000€ total?
Our rough calculation is as follows:

House build costs for approx. 150 sqm (1,615 sq ft) turnkey on slab-on-grade: 375,000€
Carport/storage room: 25,000€
Additional costs: 40,000€
Outdoor areas (garden, paving, terrace, etc.): 50,000€

Total: approx. 500,000€

Surely you don’t want someone who only produces cost estimate drawings to design your house on this plot / according to this development plan?

What do you mean by cost estimate draftsman...? A "draftsman" from a construction company?
Your suggestion would be to look for an independent architect and work with them to develop a design plan?

Yes, also known as a drafts assistant.

Definitely yes. There are certainly worse situations, but even the building envelopes marked like vacuum bags (dented at the proposed garage locations) make me cautious that the planning authority might be difficult to deal with. Have we already clarified where your plot should take the reference points for its maximum heights from?

Let's wait for the initial meeting next week, if it takes place... maybe the company actually has a professional architect on staff. The company is based in the Bavarian Forest area, so they should have experience with slopes. However, we will still look for an architect ourselves.

The precise survey will be completed by the end of the year; I hope this will provide more detailed information about the elevation profile.

An architect truly becomes valuable only when they are independent.

I was referring more to the definition. If it were up to me, I would prefer fixed reference elevation points for each plot. What is most challenging to deal with are self-adjusting reference elevations (like projecting the wall center onto the street-facing property boundary, or averaging intersection points of planned walls with previous ground levels). In my opinion, these are clear signs that a sadistic cynic must have been involved. “358.60 m above sea level, regardless of full moon or holiday” — that is the kind of data you can work with (but only with a “proper” architect, whether independent or not).
