Hello,
we are planning a semi-detached house and are uncertain which side would be the better choice.
Since we are building privately with partners and want to reach the best possible agreement, I am interested in your neutral assessment – also based on the surrounding development. The plot involved is 750/29. There is currently an existing building on this plot. The new building is shown in green on the sketch.

And the neighbor’s building is also very close to the new construction. That’s why we’re considering whether the north side might also have some advantages. Naturally, you tend to prefer the south side at first… The west orientation is in the garden, and the east side is where the entrance is located.

Have you asked them directly? Maybe this question doesn’t even arise.
If both parties prefer the same side, you could come up with a significant advantage for the person who steps back. Ideally, this advantage (possibly financial) would be satisfactory enough to encourage them to withdraw.
As future close neighbors, you will have to resolve many issues together, so in this case, I don’t think leaving it to chance suits well. It would be better to find a solution you develop together. I would recommend being open about this among yourselves.
If this also applies to you, you initially have a "problem" that should be resolved in a way that everyone remains satisfied in the long term. Therefore, you should ask them directly how to find a mutually agreeable solution, especially since (possibly?) both parties prefer the same land plot. Whether one side is "better" or not cannot be determined, but no party should feel disadvantaged. This will be the first test, from which you can also gauge how future matters will be handled.
I find this both interesting and truly important, and one should not dismiss Loriot’s “Kosakenzipfel” too easily, since Loriot often drew his themes from people’s everyday lives.
If you also prefer this plot, then address it clearly and see what could be offered to the other side as an incentive to step back. Otherwise, I already see a potential sticking point that might keep causing issues repeatedly.
I believe that, if discussed openly and honestly, this can be resolved so that both sides are satisfied.

nordanney17 Mar 2025 16:46I prefer the northern half. The large tree on plot number 6 bothers me, as it has a much greater impact on the southern half. You might even get more light in the north (in the afternoon, when you're at home).
