Hello,

we are planning a semi-detached house and are uncertain which side would be the better choice.

Since we are building privately with partners and want to reach the best possible agreement, I am interested in your neutral assessment – also based on the surrounding development. The plot involved is 750/29. There is currently an existing building on this plot. The new building is shown in green on the sketch.

No, we found the plot together. Therefore, there is no first right of refusal. Somehow, we have to come to an agreement. We only have a few requirements for the house (expensive) that are not as important to the building partners. We are just considering whether it is worth giving up the “sunny side.”

Flip a coin ... or roll the dice

I'll put it this way:

- We didn’t have this problem back then – we were actually the second customers and therefore got the north-facing house, which annoyed us quite a bit at the time...
- However, due to the summer weather patterns that have been ongoing for several years now, the unfortunately sole resident of the south half has clearly expressed that she would rather swap with us sooner rather than later...

... there’s always something...

You will be able to live comfortably on either side, but if given the free choice, I would choose the south. The idea of declaring the selection of the north-facing plot as a "compromise" in order to gain concessions elsewhere is practical and effective.

I am also in favor of rolling the dice. Ultimately, it is important to be aware that after the decision, there will be no loser, but two winners.

Isn't the garage on the ground floor located on the south side? And if it’s not your own, then it must be the neighbor’s? I find the two halves quite evenly balanced and would also leave it to chance.
