Hello,

I have the following plot of land:

Aerial view of the parcels with yellow marked boundaries and buildings

The plot is about 1000 sqm (10,764 sq ft) and the image is oriented to the north. The plot in the middle currently consists of a half overgrown area.

To the north of the plot, there is an elevated pedestrian and bicycle path (an embankment about one story high). Beyond that, to the north, is a nature reserve.

I am allowed to build up to 2.5 stories on the plot (a flat roof is also permitted, but then only half of the top story can be built on).

Building plan / restrictions
Plot size: ~1000 sqm (10,764 sq ft)
Slope: none
Site coverage ratio: 0.5
Floor area ratio: not specified
Building envelope, building line, and boundary: none, except for standard setback rules
Edge development
Number of parking spaces: 2 (can include carport)
Number of stories: 2.5
Roof type: any
Architectural style: any
Orientation: any
Maximum heights/limits: uncertain

I am looking for ideas, suggestions, and similar input regarding potential development.

What I am roughly imagining:
~150 sqm (1,615 sq ft) living area
Open plan kitchen and living area
3 bedrooms
Lots of glass.

I would appreciate ideas, suggestions, links, inspiration, pictures, and generally just information.

Thank you very much
Daniel

What is currently holding me back? I would like to gather some ideas before I approach an architect or general contractor, for example.

See #2!

There are no links provided here. No one will take the time to search for images online for you.
In this forum, we share homebuilding blogs and have a moderated forum focused on construction companies.
That’s the most you can get here.
You need to do the work yourself.

I always say: some things in life you have to do yourself. Just as you would want to conceive your own children, you should decide for yourself what and how to build. You have to educate yourself about what is available on the market.
In the same way, you need to figure out on your own what things might cost.
It seems to me you are either not yet ready and just an occasional or hobby planner, otherwise you would already be looking at the examples I gave in #2.

You are of course right, I do have some preferences:

Flat roof
Modern design
I really like cubes where the second floor has a smaller footprint than the first, although I’m not sure if that’s affordable.
Large glass surfaces, if possible

We also liked a flat roof, but we decided against it due to costs and concerns about waterproofing. Perhaps a single-pitch roof? I’ve sent you a private message.

Ypg also has an interesting construction, in my opinion.

Of course, I do that as well (and have done so before).
