ᐅ Process and Approximate Timeline for Constructing a Multi-Family Residential Building

Hello,

I am interested in purchasing an apartment in a new-build multi-family residential project. Two buildings are being constructed, each with 11 apartments ranging from 70 to 100 square meters (750 to 1,075 square feet).

I would like to understand the general construction process for a project like this and the expected timeline.

The structural shell is already completed, and windows and interior walls were installed before Christmas.

It seems they are now starting with the interior plastering (there is a tank in front of the first of the two buildings). The buildings are heated using two large heating units.

Can you roughly estimate how much longer the construction might take until move-in is possible? Also, what are the upcoming construction phases?

@dapfr .. these visits are always especially pleasant here ... people want some information themselves, so they ask for input, but when you ask why or need more details, they don't provide any input themselves.

However, to give you an answer that fits the question, the rental building I live in, which was only renovated but completely, took 3 years. The building was already standing and the windows were already installed.

Honestly, I feel a bit offended by the term "unhelpful answers": it’s simply a fact that in a forum for homeowners, private individuals are active who each build or buy single-family houses or individual condominiums; accordingly, there are few specialists here for constructing buildings with nine to twelve units.

The specific example I mentioned cannot be generalized for very simple reasons: many factors come into play that are unrelated to the individual construction project. For example, how many other construction sites does the investor have; how many resources need to be diverted there; how fast are the sales or rentals compared to their other projects. All of this means that the time from "windows installed" to readiness for occupancy can range from ten weeks to ten months. Essentially, the same applies roughly from the stage of interior plastering.

If you were "helped elsewhere," could it be that you formulated your question more skillfully there? — because it is actually not easy to answer simply.

As a rule of thumb, interior finishing takes twice as long as the structural shell construction.
