ᐅ Issues with screed under luxury vinyl flooring?

Hello, today we viewed a house (built in 2010) that is well-maintained and modern, and we are considering buying it. However, we noticed that the exterior base plaster on the house shows bubbling and peeling in many areas. The underlying mesh is visible in several places. On the ground floor, we observed that the floor beneath the luxury vinyl tiles (screed?) is very uneven and in some spots resembles a small bumpy track. The house does not have a basement, and in the upper floor there are no signs of this issue. Could the house possibly have a moisture problem, or is this not something to be concerned about?

This is caused by poor workmanship. Moisture is rising up from the ground.

My guess is that the vinyl was laid directly over the screed without any further preparation.

Please post some photos of the base plaster. The “problem” with the screed can only be clarified once the floor is removed and you can inspect the screed directly. Otherwise, making a statement is as difficult as predicting lottery numbers.

Thanks first of all. The previous owners are still living there, so I will try to see if I can somehow take a photo of the base. I have attached a photo from the listing, where you can clearly see the unevenness of the floor on the ground floor and also a slight discoloration. We are just wondering if something like this can occur without any moisture. But if that can’t be answered clearly, it’s not very helpful.

It’s really a bumpy surface. Personally, I would guess that the screed is simply uneven.

Color changes in vinyl due to moisture are possible, but for that, you would need a) the appropriate ("cheap") vinyl and b) a lot of moisture. Before that happens, you should already find a significant amount of moisture or mold on the walls.

P.S. An inspection with an expert who can answer these questions directly is money well spent when buying a house.

Thank you very much! There has been a huge surge in viewings. If we come with a surveyor, we will probably be "out."
