🙂Hello, we have received our first offer and I wanted to ask if the price is realistic. We have 200 sqm (2153 sq ft) of living space on two full floors. The offer is for a turnkey build. Included is some landscaping with about 50 sqm (538 sq ft) of paving. It includes an air-to-water heat pump and no basement for 208,000. Is this okay?

A "small" paving area would probably cost around 8,000 euros?

Either way, the price is worth some careful consideration ... €1,000 per sqm (approximately $93 per sq ft) of living space in Baden-Württemberg might be realistic for a shell construction, but definitely not for a turnkey house.

No, I have no idea where Tuttlingen is, but the price doesn’t even apply to Lower Saxony. It’s likely that some items are not included in this “turnkey” offer, so it is very probable that the provider cannot be considered entirely reliable.

Is the offer for a turnkey home? That sounds too good to be true. Even if you add all the additional construction-related costs, it is extremely cheap.
I would definitely have the construction specifications reviewed externally!

I think before labeling a company as unreliable, one should first hear from the original poster what exactly is included in that €1000 per square meter (approximately $110 per square foot). The construction scope description is especially important. If only 20cm (8 inches) of topsoil is removed, tiles are limited to €10 per square meter (approximately $1 per square foot), wooden substructures are used, roof tiles are concrete, there is only one electrical outlet per room, no roller shutters, etc., the situation looks quite different.

There are some fairly large construction companies, for example in Schleswig-Holstein, that offer relatively low prices per square meter but then apply substantial additional charges, ending up with the usual market prices overall...

We are also building in Baden-Württemberg. Although we are working with an independent architect, 1000 €/m² (approx. 93 $/ft²) in Baden-Württemberg is not feasible. Our cost estimate is around 1500-1600 €/m² (approx. 140-150 $/ft²), depending on the level of finish, which can increase the price.

200 m² (approx. 2150 ft²) turnkey for that price is never going to happen.

That can only be a builder working with questionable subcontractors who cannot be held accountable. This is a case of poor workmanship! I would be cautious. Do some research about the company!

Even if 200,000 € (approx. 220,000 $) sounds tempting, you might end up with an unlivable house and huge debts—that’s it.

We paid around €210,000. Based on the offer price from 2012, our house would cost even more now. Our house has just under 150 square meters (1,615 square feet) of living space, and except for the bathroom and toilet, we had to install the floor coverings and finish the walls ourselves. So it was not a turnkey project.

Not to mention the exterior landscaping. Even the groundwork was not included in the price, only the house including the foundation slab (which we can still insulate ourselves :p).

So I don’t really believe that price either.
