Good morning dear forum,
I would like to introduce myself and have a few questions.
We (I am 31 and my wife is 31) plan to build next year in the Münsterland region. It will be an urban villa of about 135 sqm (1450 sq ft) on a 507 sqm (5458 sq ft) plot. We have a notary appointment for the plot in two weeks.
I received several offers for an urban villa; our favorite includes:
Urban villa (solid construction / KFW 55 / geothermal heating) with 135 sqm (1450 sq ft) base price: €274,890.00
Additional costs:
Facing bricks = €7,390.00
Ventilation system with heat recovery = €11,480.00 (The base price includes window frame vents)
Exterior landscaping, about 100 sqm (1076 sq ft) of paving = €7,678.00
Carport with storage room = €13,850.00
Painting work = €6,820.00
Floor coverings on ground and upper floors = €6,650.00
Electric roller shutters = €300 each (We would only install them on the ground floor)
Utility connections = €6,925.00
In rough terms, the house price comes to about €340,000.00
The plot is priced at €170 per sqm, so €86,160.00 excluding notary and other fees.
This brings the total to around €440,000.00
We have about €120,000.00 in equity, plan to include about €90,000.00 in financing, and keep the remaining €30,000.00 as a buffer for the kitchen and upgrades.
Our net income is €5,200 per month, although my wife will receive parental leave benefits for about one more year; after that, our net income should rise to about €5,700.00.
Can anyone tell me if these window frame vents are sufficient? Or should a ventilation system definitely be included?
What do you think about the house costs?
Oh, and the inspection shafts are included with the city 🙂

@ypg On Monday, I’ll upload the detailed scope of work.
We are buying the fully serviced plot directly from the city.
Our general contractor also said he’s not keen on doing the flooring and painting work for us but is willing to offer them.
And it’s clear that the total price won’t stay the same!
@Mycraft Ok, then that works 🙂

I'm not sure about the electricity costs, and you still have an outdoor unit. In any case, I prefer geothermal energy.
He didn’t say why he didn’t choose that. At the first meeting, he only said that if he builds, it would be with geothermal energy. With modern air source heat pumps, electricity costs are actually quite reasonable. Have you already checked whether geothermal energy is possible on your property? For example, in water protection areas, it is usually not approved.

But only if the winter is mild... Well, what does mild mean?
Several acquaintances have shared their experience with costs of around 70-80€/month on average per year for a roughly 150sqm (1,615 sq ft) house... I don’t find that much, even if it ends up being somewhat higher.

@Mycraft Okay, then that works 🙂Okay, then you need to budget for the additional construction-related costs. These are always the responsibility of the builder. A homeowner is not responsible for the plot.
But it seems like you are completely ignoring the question about these extra costs. I’m not sure whether to feel 😀 or 🙁.
