ᐅ Introduction to Our Building Project – Feedback on Construction Costs?

Good morning dear forum,

I would like to introduce myself and have a few questions.

We (I am 31 and my wife is 31) plan to build next year in the Münsterland region. It will be an urban villa of about 135 sqm (1450 sq ft) on a 507 sqm (5458 sq ft) plot. We have a notary appointment for the plot in two weeks.

I received several offers for an urban villa; our favorite includes:

Urban villa (solid construction / KFW 55 / geothermal heating) with 135 sqm (1450 sq ft) base price: €274,890.00
Additional costs:
Facing bricks = €7,390.00
Ventilation system with heat recovery = €11,480.00 (The base price includes window frame vents)
Exterior landscaping, about 100 sqm (1076 sq ft) of paving = €7,678.00
Carport with storage room = €13,850.00
Painting work = €6,820.00
Floor coverings on ground and upper floors = €6,650.00
Electric roller shutters = €300 each (We would only install them on the ground floor)
Utility connections = €6,925.00

In rough terms, the house price comes to about €340,000.00

The plot is priced at €170 per sqm, so €86,160.00 excluding notary and other fees.

This brings the total to around €440,000.00
We have about €120,000.00 in equity, plan to include about €90,000.00 in financing, and keep the remaining €30,000.00 as a buffer for the kitchen and upgrades.
Our net income is €5,200 per month, although my wife will receive parental leave benefits for about one more year; after that, our net income should rise to about €5,700.00.

Can anyone tell me if these window frame vents are sufficient? Or should a ventilation system definitely be included?

What do you think about the house costs?

Oh, and the inspection shafts are included with the city 🙂

What do you see as the disadvantages of an air source heat pump? Or why does your builder not support it?

Hmm, then it doesn’t make much sense. You basically don’t save anything but end up having to deal with manual straps and have to open and close the windows from the top. Downstairs, they conveniently go up and down by themselves.

So, my opinion is all or nothing. The extra 1-2 thousand euros don’t really matter but make a huge difference in comfort.

For roller shutters, it is advisable to budget a few extra euros to enable time- or event-controlled operation. This can be done either traditionally with timers or more "modern" through smart home functionalities.

I'm uncertain about the electricity costs, and of course, it does have an outdoor unit. In any case, I prefer geothermal energy. He didn’t say why he won’t do it; he just mentioned at the first meeting that if anything, he would only build with geothermal.

Well, 1-2 thousand won’t cover it for us; according to our current plan, the additional costs are over 5 thousand.

Once again: where are the additional construction costs in your calculation?
For some, these amount to around 50,000 (USD), but not for everyone—we only had 22,000 (USD). Still, they are completely missing from your estimate.
Please post the scope of work here, anonymized.

I still don’t know if it’s a subcontractor or a general contractor: you probably don’t either?

I find the whole thing a bit misleading. A general contractor usually doesn’t personally handle landscaping work. Floor coverings are about 90% only in the wet rooms...

Where do permits, utility connections, and so on appear in your calculation???

I assume that’s for the entire house. Yes, that’s fine. My estimate was only for the upper floor.
