Hello,

after following the discussions here for a while and as our project is becoming more concrete, I would like to introduce our building project. Comments, suggestions, and advice are of course very welcome.

We are currently waiting for the purchase contract for our plot in the Rhineland.
The total size is 475 sqm (18m wide (59 feet) ... 28m or 23m deep (92 feet or 75 feet) ... the back of the plot slopes diagonally) at 110 €/sqm.
The cost of the land, including additional fees, is about 60,000 €.

The house will be built with an architect who will also manage the entire construction process.
Some information about the house:
- 1 ½ storeys
- pitched roof
- fully brick-clad
- 4 x 9 m (13 x 30 feet) garage
- air source heat pump including mechanical ventilation with heat recovery (combined unit)
- underfloor heating
- electric roller shutters

Total costs including all secondary construction costs are approximately 250,000 €.

Additionally, a new kitchen is planned, costing around 9,000 €–10,000 €.

What has not yet been included are the exterior works. These will be excluded for now.

The plan is to have a terrace in Mediterranean style, with a large paved area at the front and otherwise exclusively lawn.

Attached are the floor plans.

Grundriss eines Hauses: Garage links, offener Küchen-/Wohnbereich, Arbeitszimmer, Flur, Eingang.

Grundriss-Dachgeschoss: Elternschlafzimmer, Kinderzimmer, Bad, Flur, Ankleide, Wäsche, Möbel

Preferences and ways of thinking are just different there.

If not the bathroom, then what do you consider an intimate area?

To be honest, I’ve never really thought about it. In our house, all the doors are usually open; that’s how I grew up. I’m probably more of a communal type. There’s no private area off-limits to guests in my world, so I would say: we don’t have a private area in the home.

For us, it's actually quite similar... although I would consider the bedroom more as the "private area" rather than the bathroom :P

More likely, yes, but mostly only at night.

We also tried that, but it didn’t work out properly. You would basically enter through the bedroom door and immediately be facing the wall of the walk-in closet. In the architect’s initial plan, there was no window in the walk-in closet either, but I didn’t like that much. Even though it’s basically just a slightly larger wardrobe, I do want natural light in there. Besides, I also think the exterior appearance isn’t nice if there is no window at that spot, only a large expanse of brickwork.

No, not an extra hallway in front of the walk-in closet, but through the adjoining walk-in closet. There is no wall there; you walk past the wardrobes into the sleeping area with a normally sized window (definitely not without a window...).
For the walk-in closet, a roof window is ideal because when you’re rummaging through it, you’re not visible; for a bedroom, it’s an expensive compromise with no outside view.

I’d say: the house is livable and will function despite the flaws. The flaws mentioned are not recognized as such but defended... no problem.
I also can’t believe in the 250,000, but you can let us know when you reach Euro 250,001 then.
