Hello everyone,

I’m not sure if this is the right place to ask, but no other category seemed to fit this topic.

My question is for those who have recently moved in or have been living in their houses for a while: What are your monthly ongoing costs, and how are they made up?

It might be helpful to include details like the size of the house, how many people live there (and their ages), the country you live in, etc.

I’m thinking of all regular expenses related to the house, such as electricity, water, waste collection, taxes, insurance, and so on. It would be great if someone could share their experience. If there is already a list of such costs somewhere, I’d appreciate a tip on where to find it.

I can't specify savings; we set aside 900 monthly.

150 sqm (1,615 sq ft), 2 adults and one baby. My wife is at home all day and consumes accordingly. I expect an additional electricity cost.

900 every month? I also don't think 1€/m² (1$/ft²) is enough, but with 900€ (about 900$) you could definitely maintain a small castle.

No, the 900 is not exclusively for the house. That is the amount we set aside monthly; it also covers savings, extra repayments, and other miscellaneous expenses.

@Musketier for a new build, what would you recommend setting aside for the first few years?
I was thinking about reserves for a faulty or replacement heating system and so on. The ongoing costs and general maintenance won’t cover that...

Reserve fund for homeowners
The Association of Private Homeowners (Verband Privater Bauherren) relies on a simple rule of thumb to calculate the optimal amount. "Our recommendation is to set aside one euro per square meter of living space each month," says association spokesperson Eva Reinhold-Postina in an interview with zuhause.de. Other experts also strongly advise building a financial reserve to cover upcoming repair and maintenance costs.

How much money homeowners should save as a maintenance reserve
It is recommended to regularly save a fixed amount, says Karsten Eiß from the building society Schwäbisch Hall. "The amount depends on the age and size of the property." Eiß refers to a recommendation from the Federal Ministry of Construction, which suggests annual reserves as follows:

  • for houses up to 5 years old: 4 euros per square meter
  • for houses up to 10 years old: 6 euros per square meter
  • for houses up to 15 years old: 7.50 euros per square meter
  • for houses 16 years old and older: 10 euros per square meter


For me, this would be €45,000 (approximately $45,000) over 30 years for a 125m² (1,345 sq ft) home according to the Association of Private Homeowners, or about €30,000 (approximately $30,000) based on the Schwäbisch Hall calculation. I find that too little.
