as the thread title suggests, we plan to start building our house in 2016 and will begin planning with the architect in mid to late January.
The plot has already been purchased.
Development plan/restrictions: no development plan
- Plot size: 30m * 32m / 960sqm (31ft * 33ft / 10,333 sqft), access possible from south or west since it is a corner plot, to the east a 10m (33ft) wide buffer strip with meadow behind. To the north, the neighboring plot.
- Slope: none
- Site occupancy index (floor area ratio): 0.3
- Number of floors: 2 full floors, no basement
- Roof shape: "modern" gable roof with 17°-20° pitch (desired)
- Style: modern, white house, anthracite-colored windows with external blinds on the ground floor
- Orientation: ridge east/west
- Other requirements: a cistern of at least 3000L (790 gallons) required due to stormwater regulations
- Number of occupants: currently 2 people (29/27); children planned: 1-2
- Space requirements on ground floor and upper floor: spacious open living-dining area on the ground floor with a "separable" kitchen
- Office: office/fitness/guest room
- Overnight guests per year: currently 4, possibly more in the future
- Open architecture: high ground floor with ceiling height of 2.65-2.75m (8.7-9 ft)
- Open kitchen with island: kitchen island desired
- Number of dining seats: 8 people, large dining table
- Fireplace: as a "room divider" between dining and living areas
- Music/home theater wall: "home theater-capable living room," tensioned motorized screen (3.4m (11 ft) wide) + projector, 7.1 Dolby Surround (planned upgrade to Dolby Atmos with ceiling speakers later)
- Balcony/roof terrace: no balconies, terrace on the south side
- Garage/carport: double garage with storage space

Who is responsible for the planning:
- Architect: from January onwards
- DIY with Sweet Home 3D (SH3D)
What is disliked: long hallways, uncertain how long the staircase needs to be with ceiling height of 2.65/2.75m (8.7/9 ft), currently estimated worst case length of 4.6m (15 ft).
Price estimate according to architect/planner: none yet. My estimate: with own work (bathroom/tiles/flooring/paving/painting) about 310,000€
Personal price limit for the house including fixtures: 350,000€
Preferred heating technology: gas boiler with solar system
If you had to give up something, which details/features could you do without?
- Could do without: upper floor can be smaller; kids’ rooms of 17sqm (183 sqft) would be sufficient. I’m not sure which is cheaper: 1) a bay window on the ground floor to connect to the large living-dining area or 2) as in the current sketch.
The double garage could also be a normal garage with a carport.
- Cannot do without: large living room with a minimum 4.2m (14 ft) wide wall opposite the couch. I wanted to place the heating system between the house and garage on the west side.
I would appreciate your feedback.

*Hausbau*17 Dec 2015 12:20Costs are not really the focus right now (by the way, I also estimated 40€/m2 (around $4/sq ft) for the flooring, 1400€ ($1,500) for the cistern, and 10,000€ ($11,000) for the exterior landscaping). As mentioned, these can still be adjusted. I haven’t forgotten that the architect will also receive a fee.
I would appreciate tips/criticism on the sketch:
- Is it practical to design the walk-in closet as a pass-through room to the bathroom? Who has it like this, and who would choose to do it again?
- Is a separate children's bathroom necessary? So far, I don’t see an advantage. Up to age 10, they don’t need their own bathroom, and for the useful period between 14 and 20, it doesn’t seem worthwhile.
- Two doors in the bathroom?
- Would you use a sliding door between the kitchen and the living-dining area? Potential issues with ceiling height (keyword: ventilation hood)?
- How are the walking paths? Is the toilet on the ground floor poorly located? Would it be better next to the entrance?
- Are there problems if the fireplace is on an exterior wall?
- How large should a kitchen be at minimum if planned with an island?

I’ll take a closer look at the plans later. Maybe I’ll notice something, since we are currently in the intensive planning phase ourselves.

- The idea of having direct access from the hallway to the walk-in closet and then turning left/right to the bathroom or bedroom is a good one. Since we rarely get up at the same time, this could really help create more quiet.
- Teenage children will be going to boarding school ; I once considered just installing the necessary utility lines but then decided against it altogether.
- The comparison to a train station hall fits well. The main issue is that my current living/dining room is already 38sqm (410 sq ft) and I would reluctantly be downsizing. In the living room, I want to lower the ceiling by 20cm (8 inches) to hide all the projector/screen equipment—keyword WAF (woman acceptance factor).
- The hallway is just huge. So far, I’ve been in 3 prefabricated home developments and the only staircase design we liked was a straight one. But if the house shrinks towards 180sqm (1,940 sq ft) of living space, the architect will probably try to talk me out of the ceiling height because otherwise the staircase would be “too long.”
- I wasn’t aware of the 80 to 100cm (31 to 39 inches) walkway width guideline, THANK YOU for that. The government currently wants a kitchen island, and since this island is somewhat linked to my screen, I’d prefer not to change that.
- The fireplace on the exterior wall pleases the energy consultant... I think this is probably the worst location for it. I will try to place it on the opposite side. I wouldn’t want to swap the couch and TV either, because then I would be facing south and would have to put my window (with external blinds) behind the couch.
