Hello friends,
as the thread title suggests, we plan to start building our house in 2016 and will begin planning with the architect in mid to late January.
The plot has already been purchased.

Development plan/restrictions: no development plan
- Plot size: 30m * 32m / 960sqm (31ft * 33ft / 10,333 sqft), access possible from south or west since it is a corner plot, to the east a 10m (33ft) wide buffer strip with meadow behind. To the north, the neighboring plot.
- Slope: none
- Site occupancy index (floor area ratio): 0.3
- Number of floors: 2 full floors, no basement
- Roof shape: "modern" gable roof with 17°-20° pitch (desired)
- Style: modern, white house, anthracite-colored windows with external blinds on the ground floor
- Orientation: ridge east/west
- Other requirements: a cistern of at least 3000L (790 gallons) required due to stormwater regulations
- Number of occupants: currently 2 people (29/27); children planned: 1-2
- Space requirements on ground floor and upper floor: spacious open living-dining area on the ground floor with a "separable" kitchen
- Office: office/fitness/guest room
- Overnight guests per year: currently 4, possibly more in the future
- Open architecture: high ground floor with ceiling height of 2.65-2.75m (8.7-9 ft)
- Open kitchen with island: kitchen island desired
- Number of dining seats: 8 people, large dining table
- Fireplace: as a "room divider" between dining and living areas
- Music/home theater wall: "home theater-capable living room," tensioned motorized screen (3.4m (11 ft) wide) + projector, 7.1 Dolby Surround (planned upgrade to Dolby Atmos with ceiling speakers later)
- Balcony/roof terrace: no balconies, terrace on the south side
- Garage/carport: double garage with storage space

House design
Who is responsible for the planning:
- Architect: from January onwards
- DIY with Sweet Home 3D (SH3D)
What is disliked: long hallways, uncertain how long the staircase needs to be with ceiling height of 2.65/2.75m (8.7/9 ft), currently estimated worst case length of 4.6m (15 ft).
Price estimate according to architect/planner: none yet. My estimate: with own work (bathroom/tiles/flooring/paving/painting) about 310,000€
Personal price limit for the house including fixtures: 350,000€
Preferred heating technology: gas boiler with solar system

If you had to give up something, which details/features could you do without?
- Could do without: upper floor can be smaller; kids’ rooms of 17sqm (183 sqft) would be sufficient. I’m not sure which is cheaper: 1) a bay window on the ground floor to connect to the large living-dining area or 2) as in the current sketch.
The double garage could also be a normal garage with a carport.
- Cannot do without: large living room with a minimum 4.2m (14 ft) wide wall opposite the couch. I wanted to place the heating system between the house and garage on the west side.

I would appreciate your feedback.

There are also built-in refrigerators from Liebherr with automatic ice makers (plumbed connection) in the freezer compartment.

I once installed the Side By Side refrigerator 70I4 in tall cabinets. It’s a great appliance but, with a price of around 3,000 euros, not exactly inexpensive.

Thank you for the feedback. I have vacation next week, and I have two visits to kitchen showrooms planned. So far, I only have a rough idea, but I need to see it in a 3D view from the designer.

Have you ever seen a staircase similar to mine? Unfortunately, I can’t quite imagine how the railing from the ground floor to the upper floor would look. Would you recommend a steel stringer staircase or a concrete staircase?

Regarding the stairs: I like stringer-supported staircases, but I’m not sure how feasible that is with your design.

Hello Horst,
I don’t even know where to start.
Basically, I like the room layout: service rooms to the north, lots of glass to the south, the restroom near the guest/office area, and although the driveway is on the south side, these gardens have their justification too.
However, I’m missing the plot to properly evaluate, not only because this is now supposed to be an architect’s draft? which was apparently only approved based on your own ideas from December. Your previous design didn’t go through a proper process and hasn’t improved.
For example: the 6 sqm (65 sq ft) dressing room might work with custom shelving (ours isn’t larger either), but 2 sqm (22 sq ft) of that is hallway space. So if you’re standing in the room or hallway, you’re in the way, but the neighbors outside will also be able to see the people dressing through the window.
The large bathroom doesn’t even have a decent space for the bathtub. It is drawn in, but probably just a minimum-size one, squeezed into the corner in front of the shower and under the window. So now even the shower area is a compromise.
On the ground floor, you have a great amount of storage space, but the kitchen gets lost. The refrigerator is not planned for, and if it is meant to go behind the door, it will take about 1.10 m (3 ft 7 in) of the 4.30 m (14 ft 1 in) kitchen run. A tall cabinet for one or two ovens takes 60 cm (2 ft), leaving 1.60 m (5 ft 3 in). Then 80 cm (2 ft 7 in) for the sink, 80 cm (2 ft 7 in) as a workspace or storage for kitchen appliances, kettle, open bottles, knife block, fruit, etc. That leaves 1.80–2.00 m (6–6.5 ft) for the cooking island for chopping and cooking... And you say you like cooking together — the kitchen feels too cramped into the corner for that and serves more as a walkway for the dining and living areas.
By the way, the open terrace door would get in the way in this setup. On the other hand, the chimney upstairs isn’t bothersome at all. You could wall it in or take it as a reason to install a built-in cupboard.
In the living area, we should check if a standard-size sofa fits — what is drawn looks more like a long corner bench to me.
Regarding the stairs/hallway: there are 15 steps drawn, but there should be at least 16. A 1 m (3 ft 3 in) width plus 10 cm (4 in) for the terrain remain available at RBM 2.30 m (7 ft 7 in), which leaves 1.15 m (3 ft 9 in) for the hallway.
About the garage: the garage door is very close to the front door, so I don’t think anyone would want to squeeze between cars and later clutter against the wall to enter the house. Better treat yourself to a nice main entrance.
I would really like to see the oriented plot and discuss whether the house might be better positioned differently. Then, of course, consider a new design with different dimensions.
As I said, the layout is reasonable, but an architect should put in more effort, especially for a house in this category.

ok, I hope I don’t forget anything.
Flat corner plot 30m x 39m (98ft x 128ft), streets to the south and west.
The garage faces south, but only because I want to build a carport opposite later and then have a kind of courtyard.
There are several designs with different stairs (landing, straight staircase across from north to south), but I actually like the room layout best as it is.
The design hasn’t yet gone through a full process, only the bay windows were removed.
I’m still not happy with the walk-in closet. I’m open to tips. The next house is at least 50m (164ft) south... so they will need binoculars to watch us.
I’m unsure about the bathtub; it seems a bit small to me.

The kitchen shown doesn’t yet relate to our kitchen plan. This is still to be developed or sent to me. It will probably be a single row about 4.3m (14ft) long with an island of 2.80m (9ft).

The sofa actually looks like a corner bench. In reality, the L-shaped sofa is 3.40m / 1.60m (1.10m deep) (11ft/5ft (3.6ft deep)).

The staircase has 16 risers with a height of 18.1cm (7.1 inches). I’m unsure if it should be a concrete staircase. I can achieve a width of 1.15m (3.8ft)... the question is whether it should be wider?

The access from the garage to the house is ridiculous. But at least I could take the trash into the garage without going outside.

If he puts in effort, I hope so. But I’m also quite stubborn when it comes to advice.

The house is pushed up to 5m (16ft) from the northern building boundary, and the garage is still 1.5m (5ft) from the street to the west.

There’s nothing to apologize for; this is supposed to be criticism.
