Hello friends,
as the thread title suggests, we plan to start building our house in 2016 and will begin planning with the architect in mid to late January.
The plot has already been purchased.

Development plan/restrictions: no development plan
- Plot size: 30m * 32m / 960sqm (31ft * 33ft / 10,333 sqft), access possible from south or west since it is a corner plot, to the east a 10m (33ft) wide buffer strip with meadow behind. To the north, the neighboring plot.
- Slope: none
- Site occupancy index (floor area ratio): 0.3
- Number of floors: 2 full floors, no basement
- Roof shape: "modern" gable roof with 17°-20° pitch (desired)
- Style: modern, white house, anthracite-colored windows with external blinds on the ground floor
- Orientation: ridge east/west
- Other requirements: a cistern of at least 3000L (790 gallons) required due to stormwater regulations
- Number of occupants: currently 2 people (29/27); children planned: 1-2
- Space requirements on ground floor and upper floor: spacious open living-dining area on the ground floor with a "separable" kitchen
- Office: office/fitness/guest room
- Overnight guests per year: currently 4, possibly more in the future
- Open architecture: high ground floor with ceiling height of 2.65-2.75m (8.7-9 ft)
- Open kitchen with island: kitchen island desired
- Number of dining seats: 8 people, large dining table
- Fireplace: as a "room divider" between dining and living areas
- Music/home theater wall: "home theater-capable living room," tensioned motorized screen (3.4m (11 ft) wide) + projector, 7.1 Dolby Surround (planned upgrade to Dolby Atmos with ceiling speakers later)
- Balcony/roof terrace: no balconies, terrace on the south side
- Garage/carport: double garage with storage space

House design
Who is responsible for the planning:
- Architect: from January onwards
- DIY with Sweet Home 3D (SH3D)
What is disliked: long hallways, uncertain how long the staircase needs to be with ceiling height of 2.65/2.75m (8.7/9 ft), currently estimated worst case length of 4.6m (15 ft).
Price estimate according to architect/planner: none yet. My estimate: with own work (bathroom/tiles/flooring/paving/painting) about 310,000€
Personal price limit for the house including fixtures: 350,000€
Preferred heating technology: gas boiler with solar system

If you had to give up something, which details/features could you do without?
- Could do without: upper floor can be smaller; kids’ rooms of 17sqm (183 sqft) would be sufficient. I’m not sure which is cheaper: 1) a bay window on the ground floor to connect to the large living-dining area or 2) as in the current sketch.
The double garage could also be a normal garage with a carport.
- Cannot do without: large living room with a minimum 4.2m (14 ft) wide wall opposite the couch. I wanted to place the heating system between the house and garage on the west side.

I would appreciate your feedback.

Yes, of course, the additional construction costs will come on top. Unfortunately...

We don’t have a controlled residential ventilation system; maybe we’ll add a basic "Bluemartin" version, which would be around 7-8 k€ (7,800-8,900 USD). The heating system is a gas boiler with solar thermal and underfloor heating. We are building with a waterproof concrete shell and flood-proof basement windows, and we raised both the basement and the ground floor. Together, these and the chimney account for about 25-30 k€ (27,500-33,000 USD) in extra costs.

The carport will be built separately later and is deliberately not included in the building permit / planning permission. (Building regulations are just ridiculous—if I include it now in the permit, I have to comply with the building time frame because it counts as a "required parking space." If I simply designate two parking spaces in my driveway, I can add additional parking later wherever I want, since it then counts as an "optional additional parking space." Completely crazy....)

Hello community,
I haven’t posted in a while. I am currently in the planning phase and would like to share my floor plan with you.
I’m looking forward to your feedback! Please, no budget discussions.
The garage will have a flat roof. The house will have a gable roof with an 18° pitch.

Questions:
  • Entrance hallway to kitchen: Would a sliding door be possible here? The advantage would be that I could push the tall kitchen cabinets against the wall and maybe even place the side-by-side refrigerator, which currently just stands awkwardly in the room, into this corner.
  • Kitchen/Dining: I want to keep the option open to install a room divider with sliding elements later. Is there anything to consider here? Do you have experience with folding doors?
  • Fireplace: It fits quite well on the ground floor but looks a bit odd upstairs. What do you think? I was planning to have a fireplace or a wood-burning stove (Cera Faro) on the ground floor.
  • What do you think about the door between the garage and house? I can’t imagine that two cars in the garage would still allow for easy passage.
  • Bathroom upstairs: I want a T-shaped bathroom. Will the shower work here, or should it be longer to prevent water from splashing out?
  • What type of staircase would you recommend? A concrete staircase or a staircase with steel stringers?
  • Are the hallway widths sufficient? Upstairs, I could take some space from the children’s rooms. On the ground floor, that would be more difficult.
  • Is the walk-in closet wide enough? Additionally, I want to place a wardrobe for winter jackets, etc., in the upstairs storage room.

I’ll keep this brief:

There are still very large and long hallways, which isn’t really my preference, but it has to appeal to you, not me. The dimensions are missing, so it’s hard to judge, but on the ground floor the hallway next to the stairs is narrower than the stairs themselves. That would mean about 1 meter (3 feet) or less, which will feel very tight.

The fireplace always looks odd and tends to get in the way. However, you could also integrate it into the wall.

Your structural engineer will hate you, and your general contractor will love you. You don’t have any walls aligned above each other, which makes it structurally challenging and costly to build.

The shower won’t work as planned. If you don’t want to install a door, you need at least 1.3 meters (4 feet 3 inches), preferably 1.5 meters (5 feet), depth to avoid flooding the area.

With the shower on the ground floor, how do you plan to open the door? The toilet is in the way...

  • The long hallways are also my concern. We just always liked the straight staircase best. The hallway is 2.3m (7.5 feet) wide → staircase 1.0m (3.3 feet) → hallway about 1.3m (4.3 feet). That’s why I have questions about the staircase. I think an open staircase won’t feel too “tight.”
  • The chimney is terrible. I still have an appointment today with the chimney specialist to check if I can leave the chimney on the upper floor and only connect the flue pipe with ceiling penetration on the ground floor.
  • I suspected the issue with the shower. I definitely need to see the bathroom planner… but on 16sqm (172 sq ft) it should somehow work.
  • The shower on the ground floor seemed odd to me, too. But apparently, my planner has done similar things before. I will ask if I can see it in person.

What I am still considering is whether it makes sense to place the cooktop on the peninsula if the option to install a partition wall later is to remain open.
