ᐅ Prefabricated House: Exposed Timber Frame Beams at the Base – Is Sealing or Structural Treatment Necessary?

I have a prefabricated house, and a rat has gnawed along the basement insulation. I then dug out the base of the wall and noticed that after the exterior wall assembly, the beam of the timber frame wall is exposed with only a membrane underneath (see picture). The beam looks like new, but my question is whether I am allowed to seal it or if it is intentional to let the house "breathe" better. Do you also have any suggestions for sealing, since there is currently only a membrane under the beam, which makes it difficult to get proper adhesion between the sealing material and the membrane. I would appreciate your professional evaluation.

Find a building expert who not only notices the obvious issues but also conducts a professional inspection. They will be in a stronger position when dealing with the construction company than an individual homeowner or layperson and will also know the proper channels to enforce your claims.
