hi,

after 7.5 years of renovations and constantly discovering new "problems," I'm fed up.

I am considering building a new house on my property and then demolishing the existing one. Has anyone done this before? The plot is 1000 sqm (10,764 sq ft), so there is enough space. Where can I find out if this approach is generally allowed? And how much time would I have (for example, 6 months or maybe 1-2 years) until the first house must be demolished?

Also, I believe I have seen advertisements for houses that can be built within 4 or 5 days and were affordable. However, I can't find anything like that online now. Am I searching with the wrong terms? Everything I find are complete houses where I am only allowed to do some finishing work, such as installing parts provided by the developer. But that’s not what I want. I have often heard about developers going bankrupt—what happens then in terms of completion or warranty?

My idea is that someone handles the planning, submits all necessary applications, and then delivers the external walls (and load-bearing walls) along with the roof. I would like to complete the rest myself. That means I would get quotes and hire subcontractors like plumbers, drywall installers, window fitters, etc.

Can someone help me with the right keywords to search for? Or can anyone recommend a company via private message?
