Hello everyone,
We are planning to purchase a prefabricated house built with solid construction. We do not have a plot of land yet. Our budget, excluding the land, is 200,000 € (about 220,000 USD). We have already looked at several houses online and read many reviews. This has made us more uncertain, since hardly any construction company gets good ratings on the internet. So far, we have found two companies that we really like, but unfortunately they only build in Lower Saxony or Northern Germany. Do you have any recommendations for companies in Rhineland-Palatinate?
Because we have relatives with strong craftsmanship skills, we are planning a so-called shell house to save some money and be able to customize it individually. Here is a rough outline of what we are looking for:
1.5 stories
about 140 m² (1,500 sq ft)
5-6 rooms
no basement
no garage
underfloor heating
ventilation system
We are aware that our budget is not very large, but we absolutely want to avoid poor workmanship. Therefore, we would appreciate any tips that could reduce costs or improve energy efficiency.
What are the must-haves (for example, wall materials, stairs, flooring, etc.)?
What can safely be chosen in the standard version?
We would be very grateful for any advice.

From the beginning, our options were limited because I didn’t expect to have the budget for a custom-designed solid construction house, so we had focused on a prefabricated house instead.

MarcoA company that “lets loose” on the project is called a general contractor (GC), who usually offers turnkey construction services.
Turnkey can mean quite a lot of different things.
GCs are generally reluctant to subcontract trades because owner-performed work disrupts logistics (self-inflicted delays, poor planning conditions for the GC, lack of coordinated workflow).
Usually, painting and flooring, possibly minor electrical work, are the tasks you can or sometimes must do yourself.
Most people here in the forum build with a GC. Some still involve an architect.
Therefore, the full range of topics discussed in the forum is available to you—except that it mostly doesn’t cover building with a GC, which can be noticed quickly.

Take a look around in your region. In our town, there is a company that provides the shell construction, including earthworks. They collaborate with a planner two streets away. This planner handles the building permit / planning permission, structural engineering, and construction supervision. They also work with other tradespeople.
Maybe there is something similar near you.
They are specifically tailored to homeowners like you. Unfortunately, they are too far away for you.

Almost every housing magazine shows annual examples where the best balance between living quality and cost savings was achieved by an independent architect.
Custom design with your own architect is not more expensive. What is (unnecessarily) expensive is a misguided custom design: for example, when you commission a run-of-the-mill "exclusive" design.
"Independent design" is usually necessary unless you have an ideal universal plot. So, in most cases.
And, as @Nordlys already says, savings come from critically evaluating extras like bay windows, corner windows, and the like – you don’t have to completely avoid these, just manage them wisely with your budget in mind.

I could recommend our construction company "Weton Massivhaus," which is located near you. We are working with them for the second time now and have been very satisfied so far. You can design your house completely freely there, and you can choose between different finishing levels depending on how much you want to do yourself.

If you might want to consider timber frame prefabricated builders as well: in the region, there is Fingerhut in Neunkhausen (roughly near Betzdorf).
