I also prefer gingerbread houses—seriously though: what do you mean by "not wood"? Prefabricated houses are also made from bricks, expanded clay, and so on, but I haven’t heard of Polish providers offering those at least. Steel, in my opinion, is not the best option (though I’m not familiar with any Polish steel builders either).

That was the right question—these acquaintances mostly know about it just by hearsay. I remember when we started building our house back then, people said, "400k for a house? That's way too expensive—they’re ripping you off." Today, everyone would jump at the chance to get a house with 250m2 (2,690 square feet), including a basement.

I am planning to build on an inherited plot of land in northeastern Poland.
Here are the key details:
- There was already a building on the property (an old single-family house in disrepair).
- The plot is connected to utilities.
- Intended use: holiday home.
- Maximum 80m² (860 sq ft).
- Maximum 3 rooms.
- Accessible / barrier-reduced design.
- Construction method not yet decided.

I am fully proficient in Polish.

Do you have any tips or experience, or do you know any recommended companies?
