Hello everyone,

We need a garage for our planned house. A masonry garage is out of the question due to the high costs. We have now contacted several manufacturers of prefabricated garages and have already received quotes.
Garage dimensions: 3.51 x 7.00 m (in the rear part a storage room will be created, we will do the partition ourselves)
With sectional door, electric, and a door to the garden.

We have received offers ranging from about 8,000 to 15,000 euros for precast concrete garages and steel garages with a precast concrete look cladding.

Now my question is: What do people usually choose here? Does it have to be a precast concrete garage, or is the concrete-look steel garage completely sufficient? It will be built on a strip foundation, if that is relevant.

I would appreciate any experience or advice. Thank you very much!

Hello,

when choosing our garage, we went for a precast concrete garage (3x9 meters (10x30 feet)) and also included a partition in the rear area. The current cost is 14,000 without the foundation. The strip foundation costs about 2,000 more.
I assume that a steel prefabricated garage would be significantly cheaper.

Unfortunately, I have read some negative comments (although very few), which made me decide against the steel garage.
I can’t confirm whether what I read is true (that the tools “rust away” and that “condensation” forms because the garage is too airtight) – perhaps someone here has practical experience and can provide better insights.

Steel garages are not completely airtight, as there is ventilation through the trapezoidal metal roof panels. We have one like that and would definitely choose it again. Occasionally, some drip water forms if you park the vehicle inside while it’s wet. However, I even store suitcases, camping gear, and decorative lighting in there without any issues. So, tools won’t rust inside either.

The steel garage has a fundamental advantage: it can be easily dismantled and reused elsewhere, which facilitates upgrades or relocation. Additionally, it is easier to transport and can be installed using the crane of a tow truck. For example, a precast concrete garage does not work well if the house’s roof overhang is already in place when the garage is to be positioned directly next to it. Both types are equally durable, both in terms of overall longevity and maintaining their appearance over time. I have experience with several types of garages from decades of observation, as well as personal use—both past and present: pumice block with and without floors, concrete with floors, steel with paving slabs, and steel on interlocking pavement. In the pumice region, pumice slabs are also common.

dass sich "Schwitzwasser" bildet, weil die Garage zu dicht ist

… is nonsense. Condensation forms due to the temperature difference between the sun-exposed and shaded sides of the metal roof; this has nothing to do with ventilation.

Es bildet sich hin und wieder etwas Tropfwasser, wenn man das Fahrzeug nass reinstellt.

This has nothing to do with the garage material; the car also dries off on concrete floors.

I meant steel on the inside. From the outside, it looks like a concrete garage. Are we talking about the same thing?

It remains a steel garage. Whether you leave the corrugated structure exposed or have a smooth surface plastered, the product is transported and assembled in the same way.
