I have just discovered this forum and have read through some posts, but I still need a few pieces of advice. I plan to move into my own home with my family as soon as possible because our current apartment is simply too small.
I am now wondering whether it is generally better to buy a house or to build one myself (we are mostly clear about the pros and cons of each option).
The deciding factors will probably be the total cost and location. The budget should not exceed around 350,000 (plus or minus). We are looking in Hilden or Erkrath (near Düsseldorf).
It would be great to get some advice on how to proceed. In particular, companies that offer both planning and completion services under one roof would be of interest. Has anyone had experience with such companies?

The land guideline values for Hilden range from €260.00 to €385.00 per square meter, while those for Erkrath are somewhat cheaper but often close to the €300.00 mark. It is common to both areas that the private market does not adhere to these guideline values; supply and demand determine the selling prices. You can tell this because affordable plots in this range are rare; only a few can be purchased through the land registry offices of the respective municipality.
If I take the average price, with a price of €315.00 per square meter, you would need to calculate €126,000 for a plot of 400 square meters. In addition, there are about €30,000 for so-called additional construction costs (gas, water, electricity, and sewer connection, surveyor, other public fees, etc.; a bit of painting and flooring as well as access roads should also be included). This leaves about €194,000 for the house within your budget. With these values, you should realistically expect a semi-detached house on a slab foundation or a small house of about 100 square meters (about 1,076 square feet) living space, also on a slab foundation.
If you prefer a larger building project, you will probably have to move further out to the countryside; even Wersten and Garath have become more expensive.
