Hello, are there measures beyond the usual options to avoid exceeding the value mentioned in the subject? The common approaches involving roof slope and knee wall height are well known, of course. Our planner is currently somewhat unsure as well. Is it possible to measure from the top of the interior wall? After all, the walls are 47cm (19 inches) thick. Or could the stairwell be excluded from the ceiling height of 2.20m (7 ft 3 in) on the upper floor, and so on? We have two bay windows that are included on both sides in the calculation and are already important to us in the floor plan. Increasing the house width from 9 x 11m (30 x 36 ft) to 9 x 12m (30 x 39 ft) reportedly made no difference according to the builder. However, the bay windows also became wider at the same time.

The canopy above the entrance provides little benefit and should be omitted.
If this is not desired: redesign including an extension on the ground floor, so the attic floor area remains smaller.

P.S. I don’t think the floor plan is good anyway. Staircase at the dirty zone edge of the entrance, living room as a walkthrough, etc.

Our developer does not want to take the risk of outsourcing. He believes we won’t get approval for that—for example, relocating the utility room to the garage. Redesigning the entire house is also difficult since we have been planning for a very long time and actually want to start now. Unfortunately, the developer only just noticed the problem. The knee wall is 90cm (35 inches) with a roof pitch of 40 degrees. Ideally, we would prefer 1.01m (40 inches) at 45 degrees. This had also been included in the plans for months. The canopy over the stairs is essential for my partner for aesthetic reasons.

What do you mean by a dirt edge on the stairs?

You could try asking VW how to manipulate values. Maybe the government can also provide tips on how to increase limits.

Seems like a real expert.

Seriously, how much over the limit are you? Have you run the calculations? Let’s hope we’re not talking about 5cm (2 inches) on the knee wall that would require a complete redesign. Otherwise, the easiest solution I see is to extend the utility room behind the garage. That wouldn’t even be noticeable visually.
What’s the purpose of that odd corner on the garage anyway?

Leave out the dormer above the main entrance. It’s expensive and hardly useful because it’s located above the bathtub and stairs. Even in the children’s room, it doesn’t provide additional space for wardrobes due to the window placement.

What’s normal anyway? In North Rhine-Westphalia, it’s common to add a heated conservatory to increase the ground floor area. But that’s not allowed in every state.

Why? Is there a zoning plan / building permit restriction? The more information you provide, the better feedback you get.
