ᐅ House Positioning on a Small Plot (Revisited)

Dear Forum,
after allowing a bit more “rest time” for our plans, we are now considering the optimal positioning of our house on the plot, especially taking into account the orientation of the neighboring properties.

We have plot number 9 (parcel 929).
Parcel 949 is a waste container area (quite oversized at 30m² (320 ft²)) serving plots 3, 4, 5, and 6. This is a dead-end street (planned street B), which is why the waste container area is located next to us.

Plot number 6 will be a 9.30 m (30.5 ft) high gable-roofed semi-detached house with the ridge running west-east. This means three floor-to-ceiling windows will face directly onto our property. In front of this house is a garage situated 2 meters (6.5 ft) away from our plot (officially supposed to be 3 meters (9.8 ft), but apparently only 2 meters was approved). So the house wall starts at about ~5.50 meters (18 ft).

Plot number 10 to the south will be a bungalow with a garage directly adjoining our plot (fairly central, as there is a five-meter (16 ft) long driveway leading up to it).

We are wondering how best to position our house to avoid a feeling of excessive tightness.
Should it be as narrow as possible to maximize the west-facing garden and distance from the neighboring house to the west? Or rather positioned to have a south-facing garden, even if that means looking towards the neighbor’s garage wall?

Well, it depends, especially on the route of the garbage truck.
If they start at 5:00 a.m. in summer and you’re one of the first stops at 6:00 a.m., it can be quite annoying. A garbage truck is definitely louder than a regular car driving by.

If possible, you should avoid placing the bedroom there. It’s just advice, but it’s probably allowed.

Just because some people living in the city are right next to a four-lane main road doesn’t mean you have to position your bedroom towards the potentially noisiest spot in a new residential area. Studies show that this is not healthy. Noise is the most underestimated health risk, far beyond just hearing damage.
At least for those who actually live on the main road and are exposed almost continuously to the roar of trucks and trams.

Yes, main road, flight path, railway line.
Not just a one-time garbage truck.
What you’re saying doesn’t make sense.

I can confirm that. I planned my bedroom facing north and away from the street. Now the neighbor starts his car every day at 6:00 a.m. right outside my window. You no longer hear the street because it’s constantly busy, but you definitely hear the neighbor daily.

If the remaining waste bin area after reducing the storage space is sufficient for the required number of waste bins, you are welcome to enter negotiations with the co-owners regarding a proportional purchase. The city is no longer the owner of the plot and, in principle, has no objections to your project.

In our case, the birds are already singing for 2.5h (2.5 hours) by the time the garbage truck arrives. And they are even louder. Nature sucks, totally unhealthy.
