Romeostar17 May 2023 22:35Good evening everyone,
I am considering a plot of land with two longer sides facing the street.
I am leaning towards a prefabricated house but am unsure where and how exactly everything should be best positioned on the land.
Can an architect or a specialist planner provide recommendations for the placement of the house, outbuildings, parking spaces, etc.? Who would you consult?
Best regards

Someone who knows the development plan and can interpret it, is familiar with the exact dimensions and orientation of the plot, and knows your wish list for the house. There is no development plan, but the other points, of course, do apply. Now it’s time to see an architect. Thanks!

However, please take into account the suggestions from post #2.

Just make sure to consider the suggestions from post #2.That’s right. I’ll start by assessing the current situation and then get back to it.
Unfortunately, it is a common misconception that without a development plan (building permit / planning permission), one has more freedom in planning because there are more options. In reality, the requirement to fit into the existing surroundings and the so-called "de facto building envelope" do not mean fewer restrictions; they are merely harder to identify and manage. For example, a development plan clearly presents about half a dozen key core rules at a glance through a land use template. The only area where "no development plan" offers more freedom is the roof shape.
It is best to start your further posts with the completed questionnaire (see: https://www.hausbau-forum.de/threads/grundriss-planung-unbedingt-vor-beitrag-erstellung-lesen.11714/).
