We are at the beginning of planning a single-family house on our plot (on the outskirts of a city north of Munich) and I would like to get your opinion on the placement of the house on the property. The house is planned to have about 150 m² (1,615 sq ft) of living space.
Our plot (black outline on the plan) is 720 m² (7,750 sq ft), but it narrows to a point on one side. Currently, there is a small old house, a tool shed, and an old garage on the property, all of which will be demolished. So the plot will be fully available. The access is from the east via a path. On the plot to the west of ours, several multi-family houses might potentially be built in the coming years. The terrain slopes downwards to the west. The terrace is planned to be on the south side. A double garage would probably be best located on the north side, adjacent to the neighboring property.
How would you position the house? I am open to all suggestions.
Our consideration is whether it makes sense to build the house parallel to the western property boundary (29.3 m (96 feet)) or like the old house currently is, just somewhat larger or longer. Or possibly another arrangement might be better. As I said, we are still at the very beginning.

Either a garage/double garage to the north or east. The exact location will be determined by the house floor plan. Please plan exactly as shown.
Personally, I would probably design it so that an interior courtyard forms behind the imaginary garages on the north side, creating a space that invites you to relax on hot summer days.

hanghaus202314 Nov 2024 10:57Is there a zoning plan or development plan (building permit / planning permission)? If not, it is advisable to show some of the surrounding buildings.
